China's Old-age Real Estate Financing And Innovation Research

The Fifth Plenary Session of the 18th Central Committee of the Communist Party of China held in Beijing on October 26 solstice 29,2015,the meeting allow a two-child policy generally and solve an aging population actively.According to statistics,the population will reach 1.368 billion by the end of 2014 in our country.The population aged 60 and above rose to 15.5%of the total population in 2015,compared with 13.3%in 2010.Form a social status that the rising number of elderly population and decreasing in the number of working population.Against this background,Aging has brought new opportunities to the old age industry,and then,How to ensure the healthy and orderly development of pension industry is an important task to our country society.Retirement real estate is going through infancy as a new industry.We research the financing problems that becoming the starting point and the key project development.In the paper,current of retirement real estate as the starting point of the research,we study the development,operating model and current case.Research analysis retirement real estate of financing characteristics comparing with traditional real estate enterprise financing way.We through case analysis of China's real estate financing specific case analysis,research the inspiration to endowment real estate financing mode innovation.At the same time,we can draw lessons from the United States,Japan development mature endowment real estate financing mode,especially the REITs in the application of retirement real estate,and seek the financing innovation mode in our country.The following,Summarizes the methods reduce the cost of financing,broaden the financing channels and make the enterprise sustainable development experience.Finally it is concluded that China's retirement real estate financing to innovation.
