In order to alleviate the low-income families purchase the shortage of funds, commercial banks gradually launched a personal housing mortgage loan. However, due to the commercial banks rely on short-term deposits and long-term housing mortgage loans, while the market presence of asymmetric information and credit degree of a borrower, which brought great risk to the commercial bank. At present, the credit market of individual housing mortgage loans in China is mainly rationing to limit the purchase and loan implementation, and differentiated credit policy which is to effectively curb speculative buying, but also makes the real estate market is weak. Therefore, study on credit rationing in home mortgage market in China attracted the attention of scholars at home and abroad.Based on the research background and research significance of the housing mortgage loan market of China’s credit rationing problems were analyzed, systematically analyzes the related theory basis of credit rationing in home mortgage market problems, analyzes the main problems and causes in the housing mortgage market credit rationing in China: growth rate fluctuations, the banking system to gather a certain risk credit rationing, single financing channel and credit rationing single product; and on this basis, puts forward the corresponding reform measures to further improve the financial market, strengthen the supervision of financial institutions, expand the financing channels of commercial banks, foreign mortgage product innovation experience. I hope this paper can promote the smooth settlement of China’s housing mortgage loan market credit rationing of related problems, and ensure the healthy development of the real estate market in china. |
