Urban housing price is formed under the action of multiple factors. It can reflect the status of urban land quality and the level of urban development. The housing price not only are different between cities, but also has significant internal spatial anisotropy, due to the influence of the large quantity and complexity of related factors, and the constant evolvement of the society through time. The spatial structure, trend and spatial auto-correlation of housing sample data in Changchun was analyzed using Exploratory Spatial Data Analysis(ESDA) method, and the spatial distribution characteristic of housing price for newly-built houses was studied in this research. Also the correlation between housing price for newly built houses and its influence factors and revealing reason behind the housing price spatial variation was further explored.This thesis is in five chapters.The first chapter introduces the research background, aim and content, also contains a review of domestic and foreign current research, research methods and technical route.The second chapter is research methods and models. Exploratory spatial data analysis, spatial interpolation and Geographically Weighted Regression models are systematically introduced.The third chapter is a more in-depth study of spatial differentiation of newly-built residential in Changchun. It introduces the study area and data sources, and spatial analysis for new residential sample data, revealing structure, trends and spatial dependence of the spatial data, spatial distributing characteristics of commodity residential in different price as well.The fourth chapter analyzes the influencing factors of spatial differentiation of new housing prices in Changchun City. After factors selection and quantification, the relationship between prices for newly-built residence and its influencing factors was modeled using GWR, and then visualized.The fifth chapter is conclusion and outlook, summarizing innovations and deficiencies, and discussion of issues to be solved.According to the research, Changchun's new housing prices increase from north to south and decrease from east to west. Highest prices for new residences are located in the southwest of the city center. The housing prices present a overall downward trend from the city center to outskirts. Housing prices peaked at in Chaoyang district near Nanhu park and the Hongqi street business circle. Outward from the city center, the decreasing speed of housing prices slows down. The influence of the city government, parks, hospitals, shopping centers and schools, cultural environment, the large-scale comprehensive supermarket on housing prices for new residential is significant, showing a strong correlation. The bus stops have less effect on the housing price. The forecasting results of the housing price modeled from GWR method generally match with the actual trend. The study verified the superiority of GWR model compared with general linear regression model in terms of housing prices modeling.
