Evolution of urban land is a dynamic space-time composite process has two main features:timeliness and spatial.Both have relatively strong relevance and specificity.With the rapid development of urban construction and the continuous development of the land market,urban land increasingly complex spatial and temporal variations.On the basis of theoretical researches at home and abroad about the land price,Nanjing downtown is brought into research by integrating theoretical research with case analysis,statistical analysis with comparative analysis,and GIS spatial analysis with spatial measurement.This dissertation is spined by the "Temporal Evolution-Spatial Evolution-Affecting Factors" and elaborates different development of "the downtown and Hexi New Town" to study the temporal-spatial evolution of Nanjing downtown and its affeting factos.Moreover,this dissertation aims to reveal the temporal-spatial evolution of urban residential land price,providing reference for accurate reflection of urban land price changes,macro-control of urban land price and optimum utilization of land resources.This dissertation comes to the following conclusions:(1)Significant changes have taken place in the spatial structure of Nanjing's residential land price in the past decade.Firstly,the city's economic development has become internal impetus for changes in the spatial structure of the urban land price.Secondly,the technological advances have fundamentally boosted changes in the spatial structure of urban land price,particularly the expansion of urban space resulting from improvements in transportation technologies.Finally,the favorable policies also account for great proportion among factors affecting the spatial structure of urban housing.(2)It was a general trend that Nanjing's residential land price climbed constantly in recent years.The fluctuation of Nanjing's residential land prices from 2000 to 2009 can be divided into the following three phases:? The years from 2000 to 2004 witnessed a soaring period of the land price,with an average growth rate of 11.78%;?the land prices in 2005 and 2006 sustained a modest rise with an average growth of 4.43%;? the land prices in 2007,2008 and 2009 were accompanied by dramatic variations,with the average growth rate of 12.11%,-10.74%and 12.13%respectively.In general the residential land price maintains a steady growth rate,with an annual average one of 6.89%.(3)The following features of the spatial structure of Nanjing Downtown's residential land prices surface after construction of the DLPM:The spatial distribution of the land price indicates a circle-layer structure.? land price distribution at the spatial level features not only continuity,but also obvious variability.? different regions display clearly distinct land price distribution.There are obvious spatial variations in the gradient changes of land price.(4)Studies on evolution of the spatial structure of Nanjing's land price draw the following conclusions:After years of development,the overall distribution of the residential land price evolves into a polycentric structure composed of several primary centers and sub centers.? the land price in the downtown surpasses that in outskirts of the city.? The land price isoline along the subways bulges from the downtown to outskirts,and distributes itself symmetrically with clear corridor effect.?As time passes by,consumers gradually shift more of their attention from traditional factors to conditions like living environments when purchasing houses.?The city construction policy of "one new urban district and three new downtowns" vigorously implemented by Nanjing has led to the soaring land price in the north areas of Olympic Center and Xianlin District.?The spatial evolution of urban residence features both the centripetal concentration and the off-center spreading.(5)The interrelated and inseparable macro,meso and micro factors jointly influence Nanjing's residential land price and bring about spatial changes in the demand for lands,thereby leading to the temporal-spatial evolution of the land price.? Macroscopically speaking,the macro-economy exerts considerable impacts upon overall prices of Nanjing's residential lands.? From the meso and micro perspectives,the spatial evolution of the land price mainly refers to influential factors inside a city,such as locational and traffic conditions,urban planning,public utilities and environmental conditions and so on.(6)By comparing the GWR model of the spatial structure of Nanjing's residential land price in 2003 with that in 2009,this study figures out that due to the spatial difference and chronological changes,the same influencing factors upon the land price can exert various degrees of impacts on land prices at different locations.Incorporate are:?a continuous increase of the influencing factors,as well as their reasonable distribution can narrow regional differences,and weaken their impacts on the land price;?due to the constant improvement of traffic facilities,the influencing factors,such as CBD,arterial roads,bus lines and so on,witness variations in the degree and range of impacts on the land price;?as the city residents are paying attention to the improvement of living quality and taste over time,the impact of park and green space on land price exceeds that of any other public facilities.(7)The construction of Hexi New Town creates great impacts on the temporal-spatial variation of residential land prices.The rapid development of central areas in Hexi New Town leads to the soaring land price,and constantly narrows the residential land price gap between the central and the north.Generally speaking,center of the residential land price in Hexi New Town clearly tends to move from north to south.Unlike the other districts in Nanjing downtown,infrastructures,public service facilities,transportation and so on,in Hexi New Town are directly boosted by hosts of significant events.It is the same with regional conditions.This dissertation is deemed innovative in the following two aspects:(1)It reveals the internal cause of spatial evolution of urban land price and the variability of affecting factors.(2)It establishes the analytical model of the temporal-spatial evolution and its affecting factors based on statistics,geostatistics,GIS spatial analysis and so on.
