According to a survey report released by CASS, Chinese current urban housing ownership rate of 89.6%. Far more than many developed countries, which Chinese residents prefer to purchase intentions and behavior are closely related. Reform of the housing system from the beginning of 1998, housing consumption can rent to buy two-way choice, but residents of housing consumption from the current point of view, the majority of urban residents choose to buy housing. Housing consumption faced a lease-purchase option, lease purchase selection mechanism is considered stable real estate market and the internal mechanism. Chinese real estate market is facing high prices and high vacancy coexist phenomenon, rent to buy choose Scarcity is considered one of the main reasons.In this thesis, based on consumer behavior theory and the theory of housing lease-purchase selection of urban residential housing lease-purchase factors selected in-depth research, based on the existing research results, to extract the influence of the three housing rent to buy selected factors:Capital Gains, Housing services, Housing Consumer Culture and the model framework satisfied man theory of planned behavior to construct urban housing lease-purchase of selected theoretical models, empirical research through its 263 questionnaires using SPSS 19.0 software AMOS21.0 and software to analyze and test the model.The results show that the housing needs of attitude can be directly and significantly affect preferences to buy a house, Capital Gains, Housing services, Housing Consumer Culture three factors are largely indirect impact on the preferences of buyers, three indirect factors, Housing Consumer Culture final purchase behavior of residential housing rent to buy choose the most affected, followed by Housing services, Capital Gains on preferences minimum purchase behavior.Finally, according to the results obtained by empirical verification, this article from the perspective of the real estate market, recommended that the Government encourage and support the development of the housing rental market, encourages natural persons, various institutional investors to buy existing housing stock to become the rental market listings provider encourage the development of rental housing for the main business of specialized enterprises; recommends that the Government directed through culture, or media, to change consumer attitudes of residents, there is insufficient capacity to pay for those families to abandon the purchase of housing, opting instead for lease, further residents guide rational consumption. In order to be able to guide people to the proper treatment of housing lease-purchase option, promote the healthy development of China's real estate industry.
