The construction of city rail transportation is the best way to solve the city congestion problems in China,but also a true portrayal of China’s rapid development of city urbanization and rapid economic development.And among urban rail constructions,the construction of the subway attract the public attention,the construction of the subway can make the scope of transport radiation become more broad,improve people’s daily travel accessibility,and promote the region’s land prices and housing prices rise,forming a significant "subway economy".The construction of the subway can be to the extent of the impact on the residential buildings along the way;there have been many disputes and different conclusions in the academia.Therefore,the correct calculation of the impact of residential buildings price along the subway,in-depth study of the impact of this may have the effect of the rail transportation along the impact of residential or real estate research to complement and improve,is conducive to government departments to develop urban planning and economic development of reasonable decision-making,to help the real estate business to make the relevant price guidance,but also conducive to residents in the purchase of real estate to make their own decisions.Take Guangzhou Metro Line Four as an example in this paper,by the theoretical analysis as the core,and focuses mainly on the subway transit on different sites of the influence degree and influence scope,then to the subway station as the center,with 500 meters boundaries to change range of circle of influence,the housing price in different spheres of the site the effect of changes in housing prices,so as to find out the different range of site process.The conclusions of the empirical analysis of hedonic price model are as follows:(1)This paper selects the sample of residential,distance from the subway station is indeed a negative correlation with the price,that is,the average price of residential close to metro station 1km,the average price will rise by 1516.2 Yuan/square,through data to prove that the subway is indeed the existence of the impact of residential prices along the line,and this impact on all the factors which affect the price of housing is relatively large.(2)By measuring in different spheres of the impact on housing prices,found that among the distance of the subway station including 0-500 meters,500-1000 meters,1000-1500 meters,1500-2000 meters,2000-2500 meters,2500-3000 meters of the six spheres,the former spheres prices is higher than the latter and the different rate respectively as follows: 10%,4.8%,6.6%,2.2% and 0.9%,In 1500-3000 meters within the scope of the price of housing is not a fundamental impact,can be a preliminary judgment of the impact of residential prices in the subway station on the space range of 0-1500 meters.The innovation of this paper is to study the influence of the metro traffic on the price of residential buildings from the dimension of space,and to calculate the influence of the spatial extent.
