As Urban subway traffic not only provides convenience for people's work,life and other activities,but also make the overall spatial radius of a city has been redivided.Not only changes the along the spatial range of reachability,also to the price of estate about the value-added effect produces a great impact,same as the commercial space layout.Based on Hedonic model analysis that the influence of Lanzhou City subway traffic along the commercial housing prices,not only to the department of investment in finance projects,the land ownership to be transfered,or common to development and manage the project and internalization of externalities recovery to provide reference,and the future commercial space layout provide different operation mode choices it have important significance for them.Of course,that provides some devices to the buyers or commercial housing developers about the decision-making reference.Based on theoretical and empirical analysis,especially about a cross-sectional data analysis for subway traffic on the surrounding housing prices influence as well as the influence radius estimates,considering the spatial dimensions of the imbalance;secondly,based on the time series data analysis tthat he expected effect on housing prices,the results are as follows:(1)Subway construction has Positive influence on the commercial housing and within the range of 1200 meters dues to the different distance(2)from the city center(CBD Square),the different price of growth effects dues to different of site radius and demonstrate the unbalanced spatial variables.There is no significant difference that between the approval time nodes and the time of the subway site been confirmated,and with the advance of the schedule of completion has a significant impact on the price.Overall,along the commercial housing prices not only by time expected effect,but also by the macro economic influence in this period,but growth compared to the same period been narrowed.Similarly,the different site confirmed at different time points to measure along the route to the center of the city CBD distance,you can obtain different price.(3)According to the results of empirical analysis,and surveys on along the commercial space layout,provides the alternative types of commercial development of the city and improves urban traffic hub radiation suggestes.At the same time,make a forecast about the commercial housing prices along with subway.
