Since the new century,the economy go fast forward,enterprises in the vigorous development process will inevitably face the financing problems,to solve the problems of business and personal financing is conducive to the stable development of society,help to balance the market transactions and operation of economic activities.And the use of real estate mortgage to banks or other financial institutions for loans is one of the important way of financing.In our actual situation,real estate mortgages must be registered in the government's specialized real estate registration agencies to be effective,so the registration of real estate mortgage in the process take a pivotal role.In the real estate mortgage registration the government play an important role.Studying the government's problems in the registration of real estate mortgage can help to better understand the normal operation of the national economic market transactions,and better study the role of government system in the economic aspects from the aspect of government regulation,help the government's own system construction of innovation and explore the role of the government's transformation,market economy and social stability and progress.The full text is divided into six chapters.The first chapter explores the research objectives,methods,contents and innvations of the real estate mortgage registration from the perspective of government supervision,clarifies the research significance of real estate mortgage registration,and reviews the current research situation at home and abroad,The second chapter analyzes the related concepts and theoretical basis of real estate mortgage registration.The third chapter studies the policy changes and current situation of real estate mortgage registration.In the fourth chapter,the real estate mortgage registration in Juye County is taken as an example to analyze the institutional setting and management process of real estate mortgage registration in Juye County before and after reform.At the same time,it analyzes the problems in Juye County real estate mortgage registration,The problem is low registration efficiency,cumbersome procedures,waste of resources,chaos of legal order,poor service,difficult to query.The fifth chapter analyzes the causes of the real estate mortgage registration,the main reason is that the legal policy of real estate mortgage registration is not perfect,thesystem is not unified,the government investment in the construction of real estate registration information platform is not enough,the government on the relevant institutions Supervision is not in place,the registration of some of the government staff of the business quality is not high,political cultivation is not enough,lack of legal knowledge.In the sixth chapter,according to the above problems and reasons,combined with the latest progress of the registration of government real estate,five aspects of the corresponding improvements: First,improve the unified registration of real estate laws and regulations;Second,unified registration and registration process;Transparency and openness;four is to strengthen the government's supervision of the relevant institutions;five is to enhance the level of registration of staff services.
