Establishing a standardized real estate registration system and ensuring the sharing and transparency of real estate registration information is the development goal of China's real estate registration system and also an important way to ensure the legitimate rights and interests of real estate holders.In some city,while actively promoting the real estate registration process and achieving positive results,there are also shortcomings such as weak coordination between departments,insufficient transparency and sharing of real estate registration information,unreasonable setting of real estate registration process,and insufficient technical support.At present,China is vigorously promoting the information process of real estate registration,so a city decided to develop a real estate registration information system.This system is developed based on B/S architecture,Mybatis framework and Spring Boot framework.The application of B/S architecture lays the foundation for the interactive mode with browser and server as the core,which reflects the basic idea of fat server.Mybatis framework includes diversified data processing interfaces to improve the flexibility and rapidity of data retrieval processing.Spring Boot framework provides a complete data access request filtering mechanism,which can simplify the system configuration process and realize effective monitoring of data access behavior,and timely deal with the abnormal phenomena in data processing.The application of SQL Server database guarantees the security and consistency of system data,and reflects the security requirements of real estate registration information management.The function modules of real estate registration information system include property ownership certificate registration,transfer registration,change registration,mortgage registration and first registration.The registration module of property ownership certificate realizes the functions of receipt,filling in registration information and preliminary examination of property ownership certificate.Transfer registration module to transfer receipt,fill in transfer application information,transfer scanning,transfer register,fill in file box and other functions;In the change registration module,the functions of choosing the type of registration,preliminary examination of the change,verification of the change,filling in the information of the certificate,filling in the map of the record,and filing the change are realized.In the mortgage registration module,functions such as mortgage acceptance,mortgage registration content,mortgage reexamination,mortgage certification,natural status of registration,mortgage issuing,mortgage filing are realized;The first registration module realizes the functions of first registration receipt,first registration scanning,first registration and so on.The application of the system realizes the integration of the real estate registration and transaction system in a city and the intelligence of business handling,improves the efficiency of real estate registration and brings practical convenience to the general public;To help a city respond to the national process of promoting the reform of the real estate registration system,thoroughly solve the remaining problems in the process of real estate registration,and fully reflect the concept of modern government.
