As the reform of the system of labor employment and population migration and industrialization,speed up the process of urbanization,a large number of rural labor into urban workers in business,some farmers leave agriculture and countryside into city life and work,to induce the farmers the right to the contracted management of land circulation.Farmland transfer mainly include transfer,subcontract,swaps and mortgage,lease,a stake in six,including land acquisition was emerging in recent years a way of land circulation.So-called farmland in cooperatives,mainly refers to the land use control,don't change state or collective property and does not harm the land contracting rights under the major premise of farmers to the contracted management of land price into cooperatives,cooperative use of its technology and capital advantage to land scale management,farmers to participate in dividends.Economic benefits and social benefits of farmland in the cooperative is more significant,in 2015 the central file no.1 in speeding up to build the new official in the agricultural management system to encourage and guide peasants to make clear support right to the contracted management of land investment.In practice,however,the development of the farmland in the cooperative restricted by various factors,under these constraints the smaller size of farmland in cooperatives,farmers' participation enthusiasm generally is not high.Therefore,this paper tries to from the point of view of an system and asset pricing two-dimensional restraints on farmland in cooperatives and restriction mechanism.In the theoretical part,this article on the basis of the theory of institutional economics,land economics theory,the theory about the power of farmland investment and asset pricing theory and the reason for the restriction of farmland in cooperative study on systematically comb and restriction mechanism.On the research methods,by using the combination of theoretical analysis and empirical analysis,statistical analysis combined with case analysis and comparative analysis method,through comparison and qualitative and quantitative research,from the perspective of asset pricing,points out that the unreasonable farmland in pricing is restricted to farmers in land contract and management rights in the cooperative one of the main reasons,from the perspective of institutional constraints,it is pointed out that farmers' own attribute characteristics,cooperative governance structure and the distribution system,policy and legal system is restricted to farmers in the other side of the right to the contracted management of land in the cooperative.Factors constraining farmland in cooperatives in the end,this paper put forward the corresponding suggestion and concluded that attribute of conservatism and farmers is the risk aversion behavior characteristics,cooperative organization form of "integrate-politics-and-commune" and the imperfect distribution system,the relevant laws and regulations is not sound and unreasonable land pricing dampened the enthusiasm of farmers' land co-operatives,restricting the development of farmland in cooperatives.The research hopes to current shall encourage and guide peasants to the contracted management of land investment policy provide a reference,for farmland in cooperatives more specification,deep foundation,thought to speed up to provide support to build a new type of agricultural management system.
