Rural homestead is an important part of rural construction land in China,it is the material vehicle that supports farmers and their families to survive and develop.With the convening of the Third Plenary Session of the 18th Central Committee of the Communist Party of China,rural homestead mortgage experimental work gradually carried out in some cities and be recognized by its rationality and feasibility.As one of the few assets possessed by farmers,rural homestead,whose characteristic is very suitable as pledge.At the present stage,China is lagging behind the development of rural finance,the phenomenon of lack of funds in agricultural modernization and industrialization is very common in countryside.Lack of financing channel severely hampered farmers' income and improvement of their living standards,rural finance need to be promoted.Additionally,usage rights of homestead are given usufruct of power,it should play property features outside the social security function and make fully usage of idle homestead to alleviate the plight of farmers financing guarantees.It is the trend that homestead usufructuary mortgage financing make use for agricultural production.Once the homestead mortgage pilot work has commenced,the homestead mortgage imperfect system makes certain risks,those risks are likely to produce restriction for utility of the homestead mortgage system and may even affect social stability.Therefore to explore the risk of homestead usufructuary mortgage has realistic significance.Based on the reference on the basis of relevant literature,this article stands from the perspective of the homestead mortgage-related stakeholders departure,through the game behavior of stakeholders to identify the main interests of the subjects facing the homestead mortgage risk,and finally make empirical analysis of the rural homestead mortgage willingness and risk awareness.Put forward the impact hypothesis of farmers' will of rural homestead usufructuary mortgage,all research data supported by Chi tian town,Feng xin County,Jiangxi.In view of two variables of the rural homestead mortgage willingness,the logit regression model will be used to carry out binary regression analysis,and make conclusion that the influence factors of rural homestead mortgage will affect the risk perception of the rural residential land mortgage on the basis of influencing factors.At last,based on research conclusions put forward the countermeasures and suggestions for rural homestead usufructuary mortgage risk prevention:Speed up the building of rural usufructuary right mortgage legal system;Speed up the building of rural usufructuary right mortgage management system;Speed up the building of rural usufructuary right mortgage mechanism;Speed up the building of rural social security system construction,etc.This article is divided into five parts.The first part is an introduction,mainly elaborated the research background and significance of homestead usufructuary mortgage,relevant researches from domestic to abroad,research contents and methods,combing through the relevant literature,formed the basic knowledge and the research status of homestead usufructuary rights to mortgage based on the related literature,and clearing the problem of the research methods and possible innovations.The second part is an overview of relevant concepts and theories of homestead usufructuary,including the concept of homestead usufruct of land mortgage,stakeholder theory and risk theory.The third part is based on the theory of game theory to identify homestead usufructuary mortgage risk,by building relations between the various stakeholders of the homestead usufructuary mortgage,to conclude the obtain optimal strategies of different interest subjects,to find the inconsistencies between optimal strategy and the actual strategy,then identify the existence risk of homestead usufructuary morrtgage.Finally,The risk of central government is traditional system shaken,the risk of local government is endangering local stability,the risk of rural financial institutions is the credit risk,the risk of farmer is the survival risk.The fourth part is empirical analysis,first to make descriptive statistical analysis for the rural homestead mortgage willingness and risk awareness,and then use the binary logit model to analysis the influence factors of the homestead usufructuary mortgage willingness./Regression results of farmers surveyed age,family's permanent population,family income level these three objective variable has a significant influence on farmers' will;Farmers on mortgage environment cognition,cognitive and risk cognitive interest three dimensions of subjective variable has a significant influence on farmers' will.The fifth part is policy suggestions for the various stakeholders to identify homestead usufructuary mortgage risk,and to develop policy suggestions to avoid such risks.
