Research On Real Enterprise Operating Performance Evaluation

In recent years, the real estate industry has become a basic industry and leading industry of our country. Currently most of the companies and enterprises will do the employee performance appraisal, to reflect the overall enterprise operating conditions. In the current immature property operating mode, the real estate enterprises have the improving business performance as the goal, for China's overall economic development efforts, getting together to create a stable development of the real estate market.On the basis of the analysis the research significance of real estate enterprises business performance, this paper summarizes the research status of real estate enterprise performance at home and abroad, and the performance characteristics of real estate enterprises. And related factors(financial factors, policy factors and social factors) of affecting our country real estate enterprise operating performance are analyzing. At the same time building the real estate enterprise operating performance evaluation index system,including working capital, asset-liability ratio, total assets turnover, the growth rate of total assets, net profit growth rate, customer satisfaction, sales area and number of employees in8 indicators, then based on the two-stage DEA(Data Envelopment Analysis) constructs real estate enterprise operating performance evaluation model. According to evaluation model and index system classifies the input index system, the among index system and output index system. Selecting the data of 10 listed real estate companies in the 2011-2014 years do the empirical analysis, including crste analysis, output slacks analysis and investment slacks analysis; Finally the author puts forward some advises to improve the operating performance of real estate enterprise, making the real estate business to recognize their own shortcomings and thinking seriously about the future of real estate enterprises development,and do related efforts.
