Real estate which is an important form of household wealth has a pivotal position in the social economy and daily life of residents.In the "new normal" phase of our current economy,the real estate market situation is undergoing profound changes and the real estate to the rate of slow,which seriously affect the real estate business profitability and healthy and sustainable development.In this context,the real estate marketing strategy will be extremely important and be growing attention to the real estate business.This paper was a case of iron Huasheng Beijing real estate company "Nord Dalian Coastal Garden Project" and studied the marketing strategy of marketing theory to guide practice in the real estate business,which corporate marketing program for the specification,broaden the project promotion channels,control marketing costs,improve project marketing efficiency,improve competitiveness,and promote the sustainable development of enterprises bigger and stronger and has important practical significance.Based on a review of real estate research progress on domestic and international marketing,the article integrated application of marketing theory,case studies and systems analysis to a comprehensive discussion of the central aspects of real estate marketing andsystem processes.Firstly,through it was analysis the Beijing Huasheng iron status quo marketing and environment,this paper introduces the company profile,organizational structure,corporate marketing system,the overall marketing status and marketing ideas.Secondly,it was through detailed analysis the company,which was in view of "Arnold Dalian Coastal Garden Project" for neighboring rivals case,and based on a comparative analysis of the system to be a SWOT analysis of the project.Meanwhile,it were analyzed the potential consumers of the project to determine the target customers and develop a marketing plan.Again,according to the actual situation of the project,the researchers determined the project overall marketing strategy,excavated depth the selling of the project.And according to market positioning,it was proposed green strategy,quality strategy,brand strategy,pricing strategy and relationship marketing and other marketing strategies:finally,the system studied two self-marketing and sales agent sales model to analyze the pros and cons of the two models to determine the self-marketing model as a project sales model.At the same time,it introduced the features and scopes of sending a single,features "call off",live events,networking,media and other marketing channels,and identified the projects and programs to promote the implementation steps.Through the study of real estate marketing strategy,it was in a view of applying to specific projects targeted marketing,which can effectively make the project managers and sales persons an objective analysis of opportunities and threats,give full play to the advantages and excavation projects,comprehensively apply a variety of marketing strategies and promotion channels,effectively promote the project to achieve sales targets.
