Land is scarce and irreplaceable resource, as well as the necessary material for all productions in the development of human society.In today's rapid economic development,land transformed among the states,groups and individuals.Land evaluation has become a kind of important and outstanding problems when the land assets in transforming and dealing.It can not only ensuring benefit among economic entities in land market,but also reflecting the economic development,control the supply and demand of market land.Land reduction rate is one of the most widely used parameters And the accuracy of the evaluation results will be affected by a lot of when in the use of income reduction method to evaluate land usage right value.In the practice,the reduction rate is selected subjectively and arbitrary,and also lack of scientific evidence,which directly affect the accuracy of real estate evaluation. How to choose the land reduction rate is very important and difficult problem. Setting the applicable reduction rate model for the evaluation of land usage right value not only improving the accuracy of our country land evaluation,reducing the risk of the evaluation,but also keeping away the financial risks.This article analysis and research the land visage right value evaluation case of SD company,focusing on the determination method of reduction rate.Firstly ,elaborates the background and significance of this paper,and summarizes the research situation of domestic and foreign scholars;Secondly,introduces the background of the case,including an overview of SD company and evaluation object,evaluation purpose,evaluation assumptions and evaluation point;Thirdly,introduces the evaluation process and analyzes this case, finding the shortcomings of determining the reduction rate , and then to improve the reduction rate model to calculate the reduction rate, getting the evaluation results, and comparing the valuation results before and after improvement .At last,getting the conclusion and the enlightenment,at the same time, used as reference for the evaluation.
