With the devel opment of the land market,real estate assessment business is booming.Yield reduction method is one of the commonly used methods of land assessment,while the land reduction interest rate is an important parameter in the income reduction method,and its small changes will lead to huge fluctuations in land prices.At present domestic and foreign scholars researched a lot on the land reduction interest rate,but many problems still existed in the actual measurement.The main problems were that land market situation was difficult to control,basic information was difficult to obtain,the level of the evaluators was uneven,and the evaluation process was too subjective to affect the accuracy of the assessment.So how to reasonably obtain land reduction interest rates and make it more in line with objective reality were very important.By combing the related research of reduction of interest rates at home and abroad,this paper expounded the connotation,principle and influencing factors of the reduction interest rate,and conducted a comparative study with several ways of calculating the land reduction interest rate,such as safe interest rate plus risk adjustment value method,compound investment income method,investment income sorting method and so on.Then,present two improved methods:risk compensation method and monte carlo method.In the fourth chapter of the paper,the thesis taking Tianjin as an example,according to the situation of center city land market in Tianjin,combined with a variety of methods of measurement,classification and collect the basic information,substitution method to calculate the results,and was analyzed.Finally finding that in the use of price ratio method to calculate the land reduction rate of Tianjin,As the abnormal situation that housing prices in Tianjin real estate market were too high but the rent was too low,resulting that the measurement result was too low,which seriously deviated from the objective reality.Prove that under this market situation,the price ratio method was not workable.And finally with several other methods to detect land reduction rate,to the values and the final results them comprehensively and verified by the market proved reasonable,in tianjin land reduction rate,on the basis of the risk compensation method is adopted to calculate the six area and the area around the four districts of the city land reduction rate.The result is a combination of real estate market condition and the evaluation of the land price.In the fifth part of the article,the paper summarizes the research,points out the limitations of the research,and puts forward some Suggestions.
