Real estate enterprise financing way mainly through bank loans,along with our country real estate industry regulation,the people's bank of China credit tightening,real estate enterprises rely on indirect financing bank loans more difficul.Although the securities market depends on the trust company to issue some type of private real estate trust fund,the financing channels of small and limited,however,can meet the market demand,the real estate industry and through the securities market of its financing proportion of the total amount of direct financing smaller.Penghua Qianhai Vanke,the issue of real estate investment trust fund,broke the bottleneck,the real estate industry financing difficulties directly both comply with the demand of the real estate market,reduces the leverage of real estate enterprises,and for ordinary investors a chance to enjoy the real estate industry development dividend.In this paper,Penghua fund company in Shenzhen Vanke real estate investment trust fund issue as a case,using comparative analysis,qualitative analysis and quantitative analysis method for the analysis.By the fund of Penghua Qianhai Vanke REITs,the credit enhancement methods of qualitative and comparative analysis it is concluded that the simple case credit enhancement methods,credit enhancement ability is weak,the high cost problem.By sea before enterprise asset pool mansion rent income,the risk of investment targets of quantitative analysis and cont rastive analysis that the case distribution of basic asset pool industry concentration is high,the investment mainly focused on corporate debt risk problem.For Penghua Vanke REITs C hina sea before single way of credit enhancement and credit enhancement ability is weak,the problem of high cost,this article put forward should establish and improve the security law and regulations,to eliminate repetition,establish a unified real estate registration center and transparent,fair and authority of credit rat ing agencies,Set up paper sandwich reversed transmission credit enhancement mode reform and so on;Based asset pool for the case in industry concentration degree is high,the investment risk problem,proposes the establishment in the enterprise rent,rental rates,lease monitoring system and basic asset pool appropriate distribution in other industries,selective suggestion to enlarge the range of investment products.
