China's Development Of Infrastructure REITs Asset Field Selection And Structural Design

Since 2018,the growth rate of infrastructure investment in China has slowed down significantly.The main reason is that lack of financing channels.At present,there are still some bottlenecks and problems in infrastructure investment and financing in China.For examples,local government's debt pressure is large,the problem of equity capital needs to be solved urgently,financing tools and project income maturity mismatch.The development of infrastructure REITs is helpful to alleviate the investment and financing problems of infrastructure,reduce the leverage level,solve the problem of project fund mismatch,and improve the operation level of infrastructure.Considering that there is no standard REITs in China,this paper focuses on the analysis of the international practices of the development of infrastructure REITs in the United States,India and Singapore.Therefore,it explores the underlying asset selection and transaction structure design of infrastructure REITs in China,and puts forward relevant policy suggestions.
