The Construction And Application Of Comprehensive Performance Evaluation System For Chinese Listed Real Estate Companies

With the rise of global economic integration,the linkages between the economics of the world are closer,while the competition between enterprises in the economy has become more intense.With the continuous development and progress of enterprise management methods,the performance evaluation method is gradually developed into a comprehensive evaluation system from a single financial index.Having a set of performance evaluation methods suitable for enterprises and can effectively evaluate their own performance can not only help enterprises find and overcome their own shortcomings in time,but also help enterprises to play their advantages in the increasingly fierce competitive market.The real estate enterprises known as three high enterprises having the nature of high risk,high investment and high returns,become one of the important components of the GPD industry.Many scholars have studied the performance evaluation of real estate enterprises.,and in many of the evaluation methods of performance evaluation,there are more focus on the balanced scorecard and economic value added,but while using any one of these methods to evaluate the enterprise performance,EVA and BSC have their own disadvantages,but with the modern enterprise management developing so far,we notice that it has been hard to meet the requirements of modern enterprise management using an evaluation method of EVA or BSC to evaluate enterprise performance.This paper aims to analyze the possibility of EVA and BSC combination of their merits and demerits,and indicate a comprehensive evaluation based on the combination of EVA and BSC evaluation system,hope that through the comprehensive evaluation of EVA-BSC system in the combination of merits of EVA and BSC at the same time can make up their own shortcomings and apply AHP to comprehensive evaluation system of quantitative indicators,so as to achieve the purpose of enterprise performance evaluation.And study to verify its operability,by example of Vanke being well known as a listed real estate company in China,hope to promote our current performance evaluation of real estate as well.
