With the continuous development of China's economy,it is very important to evaluate the value of enterprises.As an important pillar of China's national economy,the real estate industry is the driving force of China's economic growth.In recent years,the macro downtown pressure on the economy and national prominence to the inventory policy continues to advance,the real estate industry is facing a big challenge,real estate enterprises accumulated in a period of rapid development problems gradually emerged,industry mergers and acquisitions have become more and more frequent.Therefore,it is more and more important to evaluate the real estate enterprises objectively and reasonably.For real estate enterprises,through the reasonable assessment of the value of their own,can help managers find enterprises operating in the process of problem;make reasonable judgments on the intrinsic value of the real estate enterprises,enable the market investors to make rational investment decisions.Although the traditional value assessment method has been widely used for managers and investors,but there are many defects,without considering the cost of equity capital,can not reflect the value of real estate enterprises creativity and business performance.The value of EVA model in assessing the value of real estate enterprises,makes up the deficiency of the traditional valuation methods,considering all capital cost of enterprises,emphasizing the shareholder wealth maximization theory,to a certain extent,to avoid the influence of accounting information distortion caused by the enterprise;secondly,EVA evaluation emphasizes the related business activities return,can highlight the strength of their own;finally,the long-term development of EVA value assessment idea to enable management to focus on business,to avoid the short-sighted behavior.This paper begins with the relevant research at home and abroad to understand the EVA value evaluation system,and establishes the research content and methods.The connotation of EVA theory and its calculation method are described in detail.Secondly,taking Poly Real Estate as an example,based on the data of Poly Real estate from 2011 to 2015,EVA value model is used to evaluate its value,and the data are analyzed and some suggestions are put forward.Methods through the combination of theory and case,starting from the basic theory of EVA,on the economic value added(EVA)theory have a deeper understanding of the case;through poly analysis,development theory and method of evaluation of the real estate enterprises to play a role in promoting.
