Application Of Economic Value Added(EVA) Assessment Method In The Real Estate Listed Companies

Real estate industry is an important support of our national economy and the healthy development of real estate industry is related to the normal development of the whole economy.At the present stage,the development of real estate industry is the condition of both opportunities and challenges while Golden years the real estate industry has been in the past: opportunity is urbanization construction which pointed out a new path of development proposed in the 18 th Congress of the CCP;challenge is more stringent national policies?Increased competition in the industry as well as business transformation with Internet+.In such a situation,the listed real estate companies have to be more careful to prevent the fate of being eliminated,which requires listed real estate companies have a clear understanding about their own intrinsic value and select more reasonable and effective evaluation methods of the company the assessed value.There are many Assessment models and methods that we can use to assess value of the real estate business.Generally it can be divided into two categories: relative assessment act and absolute assessment act.Each estimates method has its advantages and limitations.In this paper,we would use the economic value added(EVA)and gray correlation analysis methods to assess Poly real estate listed companies.First,we use qualitative analysis to introduce Economic value added and the gray system analysis methods.Then,we would make quantitative analysis to obtain Poly Real Estate company's shareholders' value by economic value added method,then we use gray relational analysis method to make correlation analysis and find the size of its associated influence.By analyzing with Poly real estate company,we would give some comments and recommendations.
