With the continuous development of tourism in recent years,especially in the rising of historical and cultural tourism,the old historical attractions are also gradually developing.The development of the tourism brings new opportunities for the historical relics in the old town.These historical relics was only protected by the government,however,they are gradually transformed into a combination way of mutual protection under three powers: market,residents,and government.After the repairing of the historical sites,the new characteristic hotel,shop and new residential type of estate are well formed through utilizing the value of history and culture.However,when the historical and cultural value is added on a new business value,many problems existing in the evaluation of these estate are occurred.The using situation is firstly discussed in the article.To show the value of the business and the influence of the tourism,the market approach is more suitable for the valuation.However,it still need to be improved.Beijing Siheyuan Hotel is chosen as a characteristic estate to make further discussion.Based on the characteristics of the estate,as well as the historical and cultural heritage,we do value assessment on two types of comparable factors and then the evaluation results will be analyzed.As the results,it exists a big difference between these types of comparable factors.And it is caused by the value of culture.After comparing with the usual approaches which are used in the real estate appraisal,the market approach is more suitable than the others for the special real estate valuation under the limited conditions in the market.However,it should be attracted more attention on the comparable cases choosing. |
