Real estate mortgage is currently an important channel for individuals or companies to get funding.Mortgage valuation as a reference of real estate mortgage loans,economic evaluation,is a safeguard for the rights of all parties in the mortgage process,in the maintenance of real estate and a certain positive role in the stability of financial markets.In the actual evaluation process,we generally take three main types of assessment methods for assessing the value of real estate,including market,income method and cost method,for real estate has not already developed will use hypothetical development method.Although since its rise to development of appraisal profession,assessment method has in actual using in the get has some meet China assessment market of improved and upgrade,but in various method of using in the still exists some problem,like,we most common to of market method and returns method,in selected can than case and for real estate status amendment of when,human of random and subjectivity still strong,makes assessment results of scientific and credible big discount,not only increases has market risk,also improve has moral risk of occurred rate,against the real estate market and the healthy development of the industry.So how to use assessment method for assessing the value of real estate is a matter worth studying.Paper first briefly has real estate mortgage value assessment of basic connotation and method system,then in-depth analysis has commercial real estate features and currently commercial real estate assessment process in the by applies of assessment method,summary has commercial real estate mortgage value assessment in the exists of problem,can than case selected and real estate status adjustment lacks objectivity of problem,and on problem proposed has improved thought,introduced has quantitative analysis model,will fuzzy recognition and level analysis using to actual assessment process in the,to reduced human factors of interference.Final assessment examples show the improved commercial real estate collateral valuation process,careful analysis of the improvement of the specific application,market comparison approach and income approach to better serve the value assessment process more rational,objective and scientific assessment of value.
