Land circulation is an important measure to solve the problem of rural land in our country,to solve problem caused by the labor transfer,such as land languish,to improve the efficiency of rural land use,have very great help to improve the land output.In this paper,after the founding of the land system change as the background,based on modern rural land circulation situation,in order to use regulation analysis to our country land circulation in the process of transaction cost.By analyzing the transaction cost theory,summarizes the causes of the transaction costs,through the study of scholars concluded that the transaction costs in land circulation is mainly composed of the end of the search for information,trade negotiations,post-supervision,etc,according to Mr Williamson's analysis,transaction cost factors mainly include bounded rationality,asset specificity and the opportunist three aspects.Combining theory and practice,based on the two background of history and reality,using the transaction cost analysis tool,first of all to comb the history change of land system in our country,summarizes the present status of the land circulation in China,secondly by means of bounded rationality,asset specificity and the opportunist three dimensions of farmer,village collective organizations,government,participants and land circulation in the physical subject assets and the existing system in China is analyzed,finding the causes of transaction costs in the process of our country land circulation,it is concluded that the law is not perfect,the property right is not clear,the social security is not necessary,the market mechanism is not sound and imperfection of intermediary organizations is a fundamental cause of land circulation transaction cost,finally,from the perspective of the institutional reasons put forward to reduce the transaction costs of policy Suggestions in the process of land circulation.
