Personal housing mortgage is one of the main asset business of commercial banks,because it is highly correlated to people's life while bringing long-term and stable interest income with low risk,and so is in the favor of commercial banks.Personal housing mortgage business has the characteristics of low interest rates,lagging in risk exposure,deeply affected by the real estate market and long prosecuting cycle of non-performing loans.As one of the first 14 coastal open cities in China,the real estate market in Beihai city has been receiving continuous attention for its high rate of inventory and long digestive cycle.By the end of 2016,G bank Beihai branch ranked 6th in personal housing mortgage market of Beihai city,and is famous for its high risk control level and low non-performing loan ratio in the industry,but as the change of business circumstance and market environment,the loan's default risk is increasing gradually,the ratio of non-performing loans in Beihai G bank is higher than the average level of other counterparts.Therefore,the purpose of my research is to improve risk control ability of the bank in personal housing loan business,so as to realize scientific normalized and efficient management,maintaining long-term and stable development,and make contribution to local economic development continuously.Based on related basic theory,my research's object is the risk controlling of personal housing mortgage of G bank Beihai branch.Firstly,this research explains the concept of personal housing mortgage and its risk points,providing theoretical basis for the status analysis of risk controlling in personal housing loan business of the bank;and then analyzing the real estate market in Beihai,the overall operating situation in that business of the bank,and its risk controlling status.My paper analyzing problems of existence from 4 aspects:the loaning knowledge education,loan review,property management,internal controlling.Finally,in combination with the practical situation of the bank,borrowing ideas from the advanced risk management experiences of developed countries,and put forward the feasible targeted solutions.
