Since the commercial banks in China have undertaken the housing- mortgaged loan in 1985, the volume of housing-mortgaged loan and the houses that individuals bought have been enhancing year after year. Especially in recent years, with the rapid development of urbanization, the market of individual housing-mortgaged loan is very active. Therefore, the housing-mortgaged loan, which is most effective connection between production and consumption of housing, becomes increasingly important. However, there are more financial risks with it. Average default risk rate of individual housing-mortgaged loan was above 1% (Liu Ping), and the index of Shanghai was above 0.6%.Re-recognize the risk question of the personal housing loan and implement the effective precautionary measures, reduce and take precautions against the emergence of the risk of the personal housing loan, not merely help the risk of the housing loan of commercial bank to keep a lookout, still favorable to the sound development of the market of real estate of our country. This text adopts the analytical method of the risk, proceed with risk source of the home mortgage in terms of information asymmetry, to the composition key element of the home mortgage , analyse in depth its impact on products risk of the home mortgage. On this basis , put forward a series of effective risk precautionary measures, in the hope of reaching and taking precautions against the risk of the home mortgage , increase the risk earning ratio of the home mortgage, purpose to promote house consumption.I will display my opinions in three parts in this article. Part one: researching information in oversees and China; part two: financial risks analysis in asymmetry of information; part three: researching on measures for keeping away from risks.
