| More than 30 years of reform and opening-up,the development of China’s real estate industry has made brilliant achievements.China has gradually established the real estate industry’s pillar industry status.The development of real estate has promoted the development of Harbin’s national economy and improved the living conditions of urban and rural residents and the quality of people’s lives.But real estate market’ stringent control policies have brought tremendous challenge for the entire real estate market’s growth in Harbin.The development of Harbin’s real estate industry as with other domestic cities has made far more than the speed of it’s national economy development.Especially the soaring prices has far more than the rise in the same period the average income level of residents.In order to alleviate the pressure of house prices rising too fast in main city,Harbin Municipal Government has great efforts to build Songbei in recent years.So,Songbei district has large amount land to sell and developers have got more positive to buy land.But real estate investment is a high-risk industry,opportunities and risks are coexist,and so respect the market,scientific decision-making,strengthening the feasibility study is an important safeguard to avoid the risk of real estate projects and achieve the expected benefits,this has important theoretical and practical significance for the future healthy development of real estate.On the basis of status of project feasibility studies home and abroad,this thesis unfolds a 3-D demonstration for Harbin A real estate project profiles and characteristics,market analysis and positioning,controllability financial analysis and project risks dimensional demonstration.The study concluded that both have constructed of the project feasibility,but also on the future development planning and economic development in Harbin played a huge promoting role and moreover,with obvious social benefits.Implementation of the project will greatly promote the rapid development of the surrounding economy,tourism,culture and other industries,thereby contributing to the continuous optimization of Songbei industrial structure,promoting the rapid economic development of the region,and so it is very necessary to build the project.The project is quite well located and the natural conditions and infrastructure conditions are ripe,the overall project design and layout is favorably reasonable,each functional area to echo each other,complement each other,with the scientific protection of ecosystems,and meet the different levels of consumer demand for housing.With the total investment 283,510,000 yuan RMB,this scenic spot will get an operating income of 424,480,000 RMB in a normal year.This project’s total investment rate of return is 26.32%,with a low breakeven point and strong adaptation capability and risk-resisting ability.This means the project’s strong solvency short investment payback period.Therefore,this project is secure and economically viable.The conclusion of this paper gives a summary and generalization of the results of this study,with some follow-up implementation of the recommendations of subsequent studies. |
