Spatial Distribution Difference And Formation Mechanism Of County Farmland Value

With the development of urbanization and industrialization in China,the reserve resources of farmland have been continuously reduced,the quality of farmland has been threatened,and the negative effects of population,resources and environment have become more and more serious.Therefore,the protection of farmland has become the emphasis of the current work,and the value of farmland resources has gradually become the focus of scholars that has been discussed.It is of great significance to fully understand the connotation of farmland resources value and its calculation methods,to explore its spatial distribution characteristics and its formation mechanism,for promoting the rational and efficient use of farmland resources.At the same time,quantitative analysis of the farmland comprehensive value is a necessary prerequisite to promote the construction of unified urban-rural land market.Based on the previous study,we take Tuanfeng County of Hubei province as an example,to explore the connotation and measurement method of the farmland value,and find the spatial distribution of farmland value,then analyze the spatial non-stationary relationships between the farmland value and its impact factors by geographically weighted regression(GWR)model.On this base,we identify the limiting factors of spatial heterogeneity of farmland value,and reveal the formation mechanism of spatial differences,then find the optimization method of the farmland value.The main conclusions are as follows:(1)The comprehensive value of farmland resources is composed of economic,social and ecological value,and it is much higher than the price in farmland transfer market.And the proportion of farmland ecological,social and economic value is approximately 5:3:2.There are differences in the proportions of functional farmland value in different towns.At the village scale,all kinds of values in southern areas are generally higher than that in the north,and the economic value is higher along the Northeast southwest direction,especially along the national road.The difference of social value space is relatively small.The high value of ecological function is mainly distributed in southern areas such as Huilongshan,shangbahe and Fanggaoping,the two towns in the north are just the opposite.The comprehensive value of farmland in the South is higher than in the north,and which around the town and along the main line are highest in the county.There is an obvious agglomeration effect in farmland resource values in local parts.(2)GWR analysis shows that the comprehensive farmland value is affected by different marginal effects at different locations.Flat terrain,abundant water resources,convenient transportation and high multiple cropping index generally have positive effect on value in the south side of the county.On the contrary,the per capita farmland and terrain index have no significant effect on comprehensive farmland value in the areas nearby the county city,which has been under rapid urbanization,and the far from the road the higher the value.Moreover,the terrain factor has extremely restricted the comprehensive farmland value in the north region of the county.And the roads,irrigation and other agricultural facilities in the area are not perfect,so that the road,water,town and multiple cropping index have negative impacts on the comprehensive value of farmland.(3)According to the formation mechanism of the spatial distribution characteristics of farmland comprehensive value,and based on the promotion objective and principle of farmland resources value,we propose to strengthen the planning and implementation of farmland remediation,such as the land leveling in mountain and hilly areas,the appropriate terracing of slope farmland,road planning and construction,water conservancy facilities construction and so on.We should also encourage the innovation,practice and popularization of agricultural technology,guide farmers to adjust tillage behaviors,improve the farming methods,explore new agricultural development patterns,and ensure the healthy and stable development of regional agriculture.In addition,to further strengthen and accurately implement preferential policies,solve the problems of farmland and farmers according to local conditions,promote the development of reserve land resources,and strictly control the construction land occupying farmland,to ensure the increase of farmland quantity and promotion of farmland quality.
