In recent years,China's real estate industry has been in the doldrums.In 2014 our country issued a series of real estate regulation policies to adjust to the real estate market and to stimulate further economic development.The current situation of Chinese real estate market is that the competition is more intense,the development is more quickly and the profit is decreasing.Developers are actively revising and improving their own development strategies.They are taking appropriate business mode to adapt to the new situation.The sellers' mareket to the buyers' market is conducive to its healthy development and it is gradually maturing to more rational growth.Our small and medium real estate business is mainly focusing on managing development projects.The cost of a project determines its profits or losses.Only profits of the project can bring economic benefits to the enterprise and determine the survival and development of enterprises.Therefore the cost management and control development projects become critical for small and medium enterprises.Only by reasonably controlling project costs can bring the expected profits.By reading Chinese and foreign literature,knowing and learning from the present situation and development of Chinese and foreign theoretical results of cost control,the thesis analyzes the cost control situation of the small and medium real estate enterprises to some project on the basis of the research of relevant scholars and concludes its reality,feasibility and scientification.By using case analysis method,considering the special nature of small and medium real estate industry and the actual situation of the project cost control,the thesis takes BanShan HaoTing operated by Jiangxi Tian Yu Properties Company as an example and analyze the Causes of the project cost control in the problems and find the cause of the problem.On this basis,using the strategic thinking of overall cost management and the scientific management methods of target cost management,the paper recommends some ideas in phases on the Project cost control of the company's future development.The thesis propose that the corporation establish cross-functional project organization in the project development and decision-making stage,evaluate its economy,estimate its reasonable cost targets,Strictly control its cost in the design phase,bid for cooperation company to Quota Design and take contract restricts design changes,manage dynamic Cost Control in the project implementation phase,analyze costvariance on a regular basis,prepare the cost analysis table,formulate costs forecast,Strengthen site supervision and control management.During the project completion period through multi-level checking and countersign system the corporation should strictly finish the clearing work.Investigate and the introduce the high-quality property management company,reasonably arrange for marketing costs and strengthen cost control efforts in the project sales phase.
