Vanke Financing Policy Research

The real estate industry is an important pillar industry of China’s national economy.The healthy development of the real estate industry plays an important role in stimulating domestic demand,expanding employment and promoting the development of the national economy.The real estate industry belongs to the capital intensive industry,which has the characteristics of large capital demand,high investment cost,long payback period and wide range of participation.The development of real estate enterprises can not be separated from the support of funds.The process of real estate development is a process of capital transformation,capital is the blood of the real estate enterprise,and the capital problem is an important problem that can not be ignored in the development of real estate industry.Vanke as Chinese largest professional residential development enterprises,is also one of the Chinese,the first publicly listed enterprises,most enterprises of the financing policy,financing and capital structure are better than the industry,research and analysis of Vanke’s financing policy will lead to other similar enterprises.In this paper,Vanke Group as an example,through the external environment analysis(research real estate industry policy),internal environment analysis(research enterprise operation),the enterprise financing way to do research and analysis.From the perspective of investors(analysis of enterprise capital structure and capital cost),competitor Perspective(with poly,green as competitors compare),from the perspective of enterprise internal vision and demand(net assets income rate of enterprises,rating demand,financial flexibility and future financing needs)three aspects,analysis of enterprise financing policy,financing preference,financing cost,capital structure,financial leverage and financing vision.This paper summarizes the current financing methods of Vanke,puts forward the existing problems and gives suggestions for improvement.Domestic real estate enterprises in the financing options,risk aversion and other aspects of thinking and reference.
