China's real estate industry has experienced a short development,and its managing mode is still relatively extensive.While China's real estate enterprises have developed and expansed with its unique process and characteristics.With the gradual maturity and increasingly fierce competition in China real estate,real estate enterprises have higher and higher managing ability on project cost.In order to gain advantages in the meager profit era,real estate enterprises should focusing on inter reasons,strengthening management of project cost.This paper took the X project of A real estate as an example.Firstly,the author stated the developing background,significance and literature review of real estate industry.Secondly,this paper expounded the basis theory on cost management of real estate industry,including the project cost management theory,the characteristics and cost structure of real estate project,project cost management methods,etc.After that,following the general process of real estate project,this paper specificly illurstrated the problems exsisting in the different stages of X project,including project stage,design stage,construction stage,marketing stage,and its reasons.The problems mainly include:the personnel configuration is not scientific,the main responsibility is not clear.the land cost control system is not perfect.Different department loses communication.Management of direct cost is difficult.The contract terms are ambiguous leading to cost beyond budget;The waste of sale strategy and publicity;the high cost of sales agents.Then,according to relevant theoratical knowledge and after checking cost management materials of real estate project,this paper put forward to some improving measures to problems exsisting in different stages of the X project.Finally,according to the actual situation of the X project,through the dynamic cost management,cost management and inspection mechanism,informatization construction,put forward some measures to ensure full implementation of the six aspects of cost management and cost management of the incentive mechanism improvement measures.According to the present situation of X project in this paper,through the project cost management theories and methods to establish the cost management plan,the conclusions drawn from the research may enhance the level of cost management of A real estate project,reduce project costs,improve the economic efficiency ofenterprises.
