Real estate project development in China mostly by the developers, designunits and project construction units involved in the model, so developers in projectdevelopment accounted for the major part, human factors will produce all kinds ofinterference in the project implementation process, affect the cost control of scienceand rationality. Between design and construction units are mutual antagonism, so thelack of enthusiasm and initiative in work, the objective to reduce the efficiency ofconstruction, each link of project development is not capable of continuous. Althoughthe single stage can reduce cost through effective supervision, but between differentstages of the connected voids, resulting in a waste of human resources andconstruction of waste, from on the whole, but increased the cost of the project. In thedomestic real estate project development process, cost control is often associated withexpected far, actual consumption of the project exceeds the cost budget is commonphenomenon, it must attach great importance to research on the cost control ofChina’s real estate project.The cost of real estate projects mainly by land costs, construction costs, indirectcosts (PR, management etc.), cost management of real estate project investment,mainly from the design, tendering, procurement and acceptance etc, capitalinvestment in phases, stages in cost control, target cost control, detailed each stagecost control measures, and ultimately fell overall project cost, so as to enhance thecompetitiveness and profit space of project. In order to Colin group Jinyu TWIPsweet as an example, analysis and management of current cost control of the projectcost, according to the actual situation, combined with theoretical analysis the existingproblems of cost control, and puts forward specific measures and safeguard measures, to ensure the realization of the target cost control Jinyu TWIP sweet project. Costcontrol initiatives aimed at different project stages puts forward the implementationof specific programs, in order to ensure the smooth implementation of the cost controlsystem, developed a set of cost control measures, mainly in three aspects: one is themeasure of downsizing on real estate enterprise project management, constructionmanagement department and the public relations department, cut administrative costs;two is to strengthen the cost control of personnel, to ensure that the cost controlmanagement of the quality of personnel; three is to strengthen financial supervision,avoid non normal expenditure of project cost. The combination of domestic andforeign advanced cost control theory, analysis of Jinyu TWIP sweet cost controlmethods, and ensure the realization of cost control measures.
