Since the 1990 s,the social structure and economic restructuring of our cities have accompanied the readjustment of the policies on the reform of state-owned enterprises,the reform of the employment system and the household registration management.There are a number of low-income groups in new cities in our country.New urban low-income people are characterized by high concentration and groupment,which will result in the formation of low-income settlements in certain urban areas.The social public resources in this area are relatively lacking,and the environment is relatively harsh.If the environment in low-income settlements deteriorates further,there will have a great impact on the social structure and spatial structure of our cities.At present,there is no unified definition of low-income settlements in China.The main difference is that low-income settlements are divided into four types: old communities,factory families,villages in urban areas and affordable housing.Based on this background,taking Kunming as a sample city and Kunming main city as the research area,this article takes the low-income residential area in the main urban area as the research object.By using the hedonic price model,the rent price as dependent variables,the residential building features,location features and neighborhood features as independent variables,and the low-income settlements variables as a neighborhood feature variables to join the model.By analyzing whether the low-income settlement area has an impact on the rent of ordinary commercial houses within a certain threshold surrounding,as well as the extent and scope of the impact.It is revealed whether there is an external effect in the low-income settlement area of the main urban area of Kunming,as well as the degree and scope of external effects.At present,China's cities are in the process of rapid transformation of economic society and spatial structure.It is of theoretical and practical significance to study the external effects of low-income settlements at this stage.From the theoretical point of view,this paper combines the problem of poverty in urban sociology with the value of real estate in urban economics,thus broadening the research perspectives and methods of urban economics.From the practical point of view,through in-depth and scientific analysis of whether low-income settlement areas have externalities,as well as the degree and scope of external effects,it can provide urban governments with specific spatial areas that affect low-income settlement areas,and in order to provide targeted measures to improve the external effects of low-income settlement areas.The full text consists of six parts:The chapter 1 is the introduction,first introduces the research background,and then reviews and summarizes the relevant research both here and abroad.On this basis,it puts forward the purpose and significance of the research,technical routes and analytical method.The chapter 2 is the theoretical basis,mainly introduces the relevant theoretical foundation of this study.The chapter 3 is the research method,the main contents include the study area,variable selection,data collection and collation.The fourth chapter is about the status of low-income settlements in the main urban area of Kunming.The study analyze the overall characteristics and the spatial distribution characteristics of low-income residential areas,as well as,to analyze the causes of low-income settlements.The fifth chapter is the analysis of the external effect of low income housing district in the main city of Kunming.Firstly,construct the ideal hedonic price model,and then use this model to carry out PLS regression analysis on the external effects of different thresholds and different types of low-income settlements in the main urban area of Kunming.The sixth chapter is the conclusion and countermeasure.According to the research results,put forward some countermeasures to improve the negative external effects of low-income settlements.The results reveal the following main conclusions: first,the low-income settlements in the main urban area of Kunming have a negative external effect within a certain spatial range(0.5km-1km),but not to a great significant extent.Second,the external effects of different types of low-income settlements are different.There are no obvious external effects in the two types of low-income settlements in the old communities and the factory families.The villages in urban areas have a negative external effect within a certain spatial range(<1km),and the affordable housing have a negative external effect within a certain spatial range(1km-2km).Through the quantitative analysis of the external effects of low-income settlements,we know that at present,the low-income settlements in the main urban area of Kunming have had negative external effects within a certain spatial range.Low-income settlements are formed along with social polarization and social segregation.If no measures are taken to improve the existing problems in settlements,over the long term,this negative external effect will have a negative impact for the entire city's economy and culture.At the end of this paper,suggestions are put forward respectively from the reconstruction of villages in urban areas,the improvement of infrastructures around affordable housing and the improvement of housing quality in old communities and factory families,hoping to alleviate the external effects of low-income housing settlements.
