In China,the real estate industry started in the early 90s of last century,and with the further development of market economy in China,accelerating the process of urbanization,the real estate industry has become one of the most concerned about the livelihood of the people.After nearly 30 years of development,the real estate industry has gradually moved from the disordered state of the market main body to the standard and benign operation.In particular,from 2004 to 2013,China has repeatedly issued policies for the real estate industry regulation.Real estate industry began to reveal the true nature of the capital.It also promotes the market structure adjustment,and the emergence of the real estate enterprises from the big city gradually to the medium-sized city,which called "Echelon transfer" phenomenon.In recent years it has spread to the three or four line of the city,and has being caused a huge impactthe on local real estate companies in these cities.At present,in the face of reality that increasing national macro-control efforts,fierce competition in the real estate industry,limited land supply,market tends to saturation and high inventory pressure,wait-and-see sentiment in the real estate market is increasing,investment intensity is suddenly weakening,which heavy the pessimism of small and medium sized real estate enterprises.In the context of such an industry,to actively adapt to the adjustment of the real estate market structure and a variety.of external conditions change,small and medium-sized real estate enterprises must take the initiative to adjust their own development strategies,improve the management level and enhance the ability to resist risks.Based on this,in this paper,the internal control of real estate enterprises is chosen as the research content,and the local real estate enterprises in Hengyang is selected as the research object.Thus,the theme of this paper is determined—A comparative study on the internal control of real estate enterprises with foreign enterprises in Hengyang.This paper is based on Hengyang M Real Estate Development Co.,Ltd.From the perspective of internal control,it compares the small and medium sized real estate enterprises with foreign real estate enterprises in Hengyang,then analyzes the problems in the internal control of Hengyang local real estate enterprises,and puts forward some suggestions for improvement.All these are in order to make a contribution to enhance the management level and the ability to resist risks of the local real estate enterprises in Hengyang.
