Study On The Development Modes Of Urban Shantytown Projects

The urban shantytown project refers to the living environment where the living environment in the city is poor,the housing construction time is long,internal infrastructure such as firefighting,power supply,and drainage is imperfect,and living and service facilities are missing.Urban shantytown not only affect the quality of life of local residents but also seriously affect the development of the city.In view of this situation,the Chinese government has strongly advocated the urban shantytown project transformation,and gradually increased the project transformation,formulated a series of shantytowns related policies for the smooth implementation of urban shantytowns transformation,especially the residents of the demolition resettlement,Provides policy protection.At present,in the urban shantytown reconstruction process,blindly carry out project construction and neglect the status of shantytowns.Based on this,this paper first divided the urban shantytown reconstruction project development mode into two ways:resettlement and off-site resettlement.Among them,Resettlement in return also differs according to the plan for redevelopment of urban shantytowns.The development model of the resettlement of resettlement will be divided into the development model of the resettlement housing,non-profit service facilities,relocation and resettlement housing,profit-making service facilities,relocation and resettlement housing and commercial housing.Off-site resettlement is divided into two ways:unified resettlement and free resettlement in different places.The original land can be used to build non-profit facilities or profit-making facilities.Secondly,urban shantytowns can be redevelopment by the government and can be development by the social capital side using the PPP model.Therefore,it is proposment to adopt a combination of value for money and the evaluation of the government's financial sustainability to determine who will lead the development.Regardless of whether it is led by the government or the social capital,the resettlement compensation of residents is the key.Therefore,this paper believes that a reasonable compensation plan should define the form of compensation and establish compensation standards.Thirdly,in order to ensure the application of the urban shantytown reconstruction project development model,this article proposes relevant safeguard measures,focusing on the applicability of the development model.When different dominant methods are selected,it is necessary to clarify the selection basis of the variables,pay attention to details,and accurately define different concept.When the compensation plan is determined,it is necessary to reasonably determine the compensation quota based on the future benefits of the development model and the residents' resettlement areas.Finally,the actual case studies are used to demonstrate the research of this paper,and provide practical guidance for the practical 'operation of urban shantytowns reconstruction project development model,and provide reference for the future development of urban squatter settlement project development model.
