| In recent years,with the rapid development of China’s real estate market,the personal housing mortgage loan business of commercial banks is expanding rapidly.In recent years,personal housing mortgage loan business has become a stable profit point of China’s commercial banks,owing to its characteristics of low risk and high return.However,with the expansion of C’s personal housing loan business,its potential risk problems are also gradually exposed.Therefore,the identification and mastery of the r effective system for the formation and influence factors of various risks of individual housing loans will play a vital role in protecting the risk prevention and control of individual housing loans,and even ensuring the healthy operation of the real estate market,commercial banks and macro economy in China.In this paper,the C Bank of Nanjing branch of private housing loans as the research object,through the analysis of the C line of personal housing loan business development,business process problems and risk status,and the reasons for the formation of personal housing loan risk and the main impact factors of in-depth research.This article expounds from the following six aspects:The first part:introduction.This part mainly introduces the background,significance and purpose,research methods and ideas.It is pointed out that the risk management and control of individual housing loans of commercial banks are increasing at the present stage.Only the reasons for the formation and influencing factors of the bad housing loans are studied,the reasons for the formation of the problems are analyzed,and the improvement suggestions are put forward with the existing theoretical research results so that the risk prevention and control ability of the C bank can be promoted continuously.The second part:the theoretical review and the literature review.This part first expounds the main concepts involved in this article,including personal housing loans,non-performing loans,non-performing loans,and individual housing loan risks,and focuses on their significance,classification and so on.The literature review mainly introduces the risk of individual housing loan from the factors that cause the default of the loan,the concrete methods of risk prevention and control,and the influencing factors in the actual operation of the business.The third part:the current situation of personal housing loan risk management of C bank Nanjing branch.First,a brief analysis is made of the current real estate scale in Nanjing and the sensitivity of the national macro policy.Then,it introduces the business development,the risk status and the business process of the individual housing loan of the Nanjing branch of the C branch of Nanjing branch.The fourth part:C bank Nanjing branch personal housing loan risk reason analysis.Based on the survey data,this paper makes an in-depth analysis of the private housing loans of C Nanjing branch,and uses statistical analysis and regression model analysis,empirical analysis and pressure testing for the main reasons.And based on the results of the analysis to make a comprehensive evaluation.The fifth part:Aiming at the personal housing loan risk management of C bank Nanjing branch,combined with the above analysis results,it puts forward suggestions for improvement.The sixth part:the conclusion and the prospect.This part briefly summarizes the viewpoints and shortcomings of the full text. |
