The Research On The Risks Of Individual Housing Loans Of A Branch H Bank

Firstly, this article goes through the related literature, and then it analyze the author’s internship in A branch, H bank. A branch, H bank started personal housing loan service from 1996. At that time, the personal housing loan in our country had not yet formed a certain scale. Related laws were not regulated. Related business processes and operation methods were not designed. Because the city which A branch, H bank located suffered from a large scale illegal fund raising. In recent years, due to the deepening of the real estate policy reform in our country, the increased living standard, transformation of customers’ housing idea and the full support of the commercial banks for housing loans, China major cities’ real estate market keep growing, showing strong growth momentum. As a result, the risk of personal housing loan is high. After analysis it is concluded that the source of the risks of personal housing loan are from borrowers, from cooperation agencies, developers fraud, from improper operation for risk prevention and control management, which mainly include unreliable loan conditions, invalid mortgage system, imperfect post-loan management, imperfect property developers’ check. In this paper, the current situation of personal housing loan of the A branch, H bank are researched and solutions are suggested. The suggestions are:(1) For the external environment, the A branch of H bank should respond to nation’s call to study and explore macroeconomic policy, speed up the implementation of personal housing loan securitization, and establish personal credit system.(2) To strengthen the internal risk control management in bank, and improve the internal management, especially for the verification of collateral valuations and the borrower’ income proof.
