After entering the 21st century,China’s real estate industry began a rapid development and was known as the "Golden Ten Years." Not only does it contribute a lot to China’s economic growth,it also stimulates the development of a number of upstream and downstream industries,which has played an important role in promoting China’s national economic development.With the irrational rise in house prices,the real estate industry has experienced a wave of madness,and the disadvantages it brings to society have gradually emerged.In order to improve this situation and prevent the rising momentum of real estate,the Chinese government has adopted a number of macro-control policies,and the boom of the real estate industry began to decline.For a long time,real estate has adopted a"one-on-one-development-sales" business model,but as the country’s credit policy tightens,this development model has been greatly impacted by land holdings.The cost has gradually increased and it has become the biggest obstacle to the development of real estate companies.Coupled with the decline in sales brought about by the purchase restriction policy,the rate of withdrawal of corporate funds has slowed down,adding to the financial pressure on real estate companies,and the apparent lack of liquidity.The capital chain may break at any time.As China’s real estate companies are facing huge cash flow pressures,financingpressures,tax policy pressures,land cost pressures and industry competition pressures,traditional heavy asset operating models are no longer sufficient to support their continued survival and development,implementation of light asset management or inevitable.However,it does not mean that all real estate companies are suitable for light asset operating models.China’s real estate market has reached the turning point of supply and demand balance.The drawbacks of the traditional heavy asset development strategies of real estate companies have become increasingly apparent.The era of high real estate profits has passed.In the future,if real estate companies’ brand development,management,marketing,and other aspects are not synchronized,many problems will arise.Heavy asset management can still develop,but it will increase the difficulty in the future.Through the analysis and demonstration of the practical application of the light asset operating strategy for real estate enterprises,it is found that there are certain problems.It is necessary to address the problems in light asset operations and combine the influencing factors of strategic choices to propose reasonable suggestions for the optimization of operational strategies for real estate companies.Better operations provide ideas and references.Finally,real estate companies will use small,broad,and low-cost,high-efficiency targets to provide reference for the sustainable,efficient and steady development of real estate companies.This article analyzes the applicable conditions of light asset operations and the characteristics and advantages and disadvantages of the common mode of common use.The ultimate goal of building a YG Real Estate Group asset-light operation model is to realize the company’s goal of obtaining the maximum profit with the minimum investment.Therefore,in the process of constructing the model,we must be guided by the company’s goals and constantly look for the development of the company.The asset-light operation strategy was optimized and revised according to actual conditions in the implementation process to guide YG Property Group’s asset-light path.We will find that the process of light asset operations is also a process of constant change and the need for continuous optimization.Each company must take measures before attempting light asset operations.But if you do,it will not be worth the candle.In the model design and construction of the YG Property Group’s asset-light operating model,this paper takes into account the five principles of the model construction,namely,market-oriented principles,systematic principles,innovative principles,low-cost and high-effiiciency principles,and professional principles.Under the guidance of these principles and in combination with the revelation of the Zhu Wei model,the YG Real Estate Group’s light asset operating model was constructed.The ultimate goal of the model is to help companies achieve their goals,including five modules:reasonable and accurate positioning,key resources and capabilities,unique business systems,light asset operating paths suitable for the development of YG Real Estate Group,and improvement of the company’s cash flow structure.These five aspects are closely related and together constitute the premise and key link of the YG Real Estate Group’s asset-light operating model.Whether a company can succeed,or whether the company can ensure that its products are in line with social needs,the key lies in whether the company’s market positioning is accurate,which is an important factor for enterprises to seek development and seize market share.Modern society has entered the era of big data information,and various information mining technologies are continuously updated.Researchers can use these analysis methods to achieve effective analysis of massive data information in order to achieve a reasonable analysis and accurate prediction of market demand.Through the practical implementation of the light asset operating model that has been constructed,it has been found that the light asset operations of the system can help the company’s precise marketing,while reducing the financial pressure and subsequent sales pressure,and it is also in terms of profitability,anti-risk ability and sustainable development ability.There is a huge contribution.This article through the YG Real Estate Group’s light asset operating model research,to build a light asset operating model belonging to the YG Real Estate Group,hoping to provide a reference for the majority of real estate companies to implement light asset operating mode.At the same time,it is also hoped that real estate companies that implement the light asset operating model can start from the whole,confirm the goals first,and implement them gradually.
