Scialism with Chinese characteristics has entered a new era.China's economy has shifted from a stage of rapid growth to a stage of high-quality development.With the continuous development of urbanization in China,the improvement of urbanization rate increases the demand for commercial operation area.Under the new normal of "steady growth,structural adjustment and innovation promotion" in the macro economy,the real estate industry is a capital-intensive industry.The capital pressure of the traditional asset-heavy development model is particularly prominent,and various commercial real estate companies have started the transformation of asset-light operation model.Z commercial real estate is one of the leading enterprises in the field of real estate in China.However,under the background of the increasingly depressed real estate industry in China,Z commercial real estate is facing market pressure and enterprise pressure.In order to enhance the competitiveness of the industry,Z began to transform the asset-light operation mode at the end of 2015.Of this paper consists of six modules,First,it discusses the background significance and current situation of the topic.Secondly,the related concepts and theories involved in this paper are introduced.Thirdly,it analyzes the motivation and feasibility of Z commercial real estate company to transform its asset-light operation mode from the current macro environment,industry environment,internal environment of enterprises and other aspects.Fourthly,it introduces the operating mechanism of the three existing asset-light operation modes of Z commercial real estate company,and introduces practical cases to illustrate.Fifth,analyze the current situation of Z company asset light commercial real estate operation mode,through the combination of qualitative and quantitative analysis method to the analysis and evaluation for the effect of asset operation mode,and find out the Z light commercial real estate company assets operation mode of the problems and analyze the causes,including market environment,the industry partners,inter-industry and the enterprises themselves.Sixth,put forward targeted countermeasures and Suggestions for the problems under the asset-light operation mode,and provide warnings and Suggestions for the commercial real estate that is applying and preparing to apply the asset-light operation mode.The last part is the conclusion and deficiency.This article through the analysis of the PEST analysis and porter five model analysis current our country commercial real estate macro environment and industry situation,and based on the Z of commercial real estate enterprise environment and comprehensive strength to carry on the analysis,found the Z transform light commercial real estate agent and the feasibility of assets operation,namely due to the current overall funding policy tightening,land rising costs and increased competition,and Z commercial real estate with good brand strength,professional talents and operation ability.Further for Z three different kinds of commercial real estate asset light mode combining case to illustrate,through qualitative and quantitative analysis method to analyze the effect of asset operation,Z light commercial realestate company in the implementation of asset operation mode is helpful to improve the profitability of the company's financial strategy and financial benefits,expand the scale of production,expand the market;The use of asset-light expansion also further improve the core competitiveness of the enterprise.At the same time,Z commercial real estate company also has some problems in the asset-light operation mode,including unclear responsibilities and rights of partners,increased business risks,talent bottlenecks,and inability to give full play to its capital operation ability in the situation that the domestic public offering market is not fully opened.In addition,Suggestions are put forward to improve the asset-light operation of Z commercial real estate,which can help Z commercial real estate better realize asset-light operation and realize enterprise value in terms of reducing project cooperation risks,realizing the operation of the whole industrial chain,further strengthening the enterprise strength and integrating the government.
