The real estate industry is characterized by high investment,high risk and high return,which has become a typical capital intensive industry.Therefore,to achieve sustainable and long-term development,appropriate financing modes and channels are essential factors.In countries increasingly strict controls of credit policy background,to get enough capital is the survival of the real estate enterprise,however,in such a background,the real estate enterprises to financing has become increasingly difficult.Therefore,more and more real estate enterprises begin to use all aspects of the resources and conditions to create the financing channels for enterprises,to help get into financial difficulties in implementation of real estate enterprise goals out of funding dilemma.Research of this article is in the current environment,using analysis methods,such as literature analysis,case method to case studies of ZY real estate company,by analyzing the present situation,and analyzes on the problems existing in the present situation,the financing problems in the process of the development of real estate enterprises of our country in-depth research,tries to put forward a series of effective countermeasures to help real estate enterprises out of the financial distress.Firstly,the paper introduces the theory of financing and reviews the existing research literature on the financing of real estate enterprises.Secondly,analyze the real estate enterprise financing present situation,summarizes the influence factors of real estate company's financing channels and financing,and real estate company is introduced in detail the commonly used seven financing channels;Then,using ZY real estate company from 2012 to 2016 between the five-year financial indicators and the relevant data such as financing,and combined with the combination of qualitative and quantitative methods,concluded ZY series of problems that exist in the real estate company in the financing process,these problems include channel is too single,unreasonable capital structure,financial risk and financing efficiency is low,and based on this analysis it is concluded that the cause of the problem with direct financing high threshold light has heavy debt financing,equity financing and financial market development is imperfect and so on;Again,analyzes the ZY the route of improving the real estate company financing mode selection,puts forward the solution to the problem of ZY real estate company financing is one of the important countermeasures to construct diversified financing channels,on this basis,this paper introduces the three in at present,China's real estate market is a new financing way,namely,real estate investment trusts,real estate private equity financing and real estate securitization financing,the above three kind of new financing model respectively analyses the applicability of ZY real estate company;Then,based on asset securitization ZY improvement project of real estate company financing model,design the overall framework of the ZY real estate company financing mode,and build the mechanism of financing model ZY real estate company;Finally,the paper puts forward some Suggestions for improving the financing model of ZY real estate company.In this paper,ZY real estate company should maintain the existing financing channels and improve the existing financing methods.In addition,it aims to develop more and more new financing modes and channels on the basis of maintaining the existing model,so as to promote the innovation of enterprise financing mode.Standardize the operation and management of the company and improve the financial management system so as to better adapt to the new financing channels,especially the equity financing;The cost of financing capital should be controlled within the company's tolerable range.In this paper,based on the theory of literature analysis and case analysis of the results of the study showed that in the first place,enterprises want to develop the optimization of financing strategies must be comprehensive consideration enterprise inside and outside the various environmental factors may influence the financing decision;Secondly,the real estate enterprises should pay attention to the formation of reasonable financing structure while financing,and also guarantee the reasonable proportion of equity financing and bond financing,so as to maintain the lower weighted cost.Finally,the financing mode of real estate enterprises will develop into a diversified financing mode.And asset securitization financing is to solve in the development process of China's current real estate enterprises encounter one of the main methods of financing,the development of asset securitization not only helps to broaden the financing channels of real estate enterprises in our country,but also conducive to promoting the development of the entire financial industry.
