Since 2016,housing prices have been rising steadily.Regulation has further increased the regulation and control of the real estate industry.After the introduction of the new private new regulations No.4,The number of real estate private equity funds in the China Foundation association has fallen sharply,and the housing company debt has not been released since the beginning of 2017.Is there still room for development of real estate financing in such a cold winter?The real estate industry is a capital intensive industry,which has the characteristics of large capital demand,long cycle of capital circulation and slow return of funds.This determines how to seek financial support to play a crucial role in the production factors of real estate enterprises.This paper reviews the existing research literature,and by combining related theories at home and abroad and the current status of Real Estate Company financing analysis,find out the advantages and disadvantages of traditional financing methods including bank development loans,housing prices,housing prices bond channels such as IPO,on the basis of real estate asset securitization introduced the new financing mode,and then select the H Real Estate Company listed in China,H Real Estate Company Asset Securitization Based on the introduction of PPP and REITS combined financing mode,through the study of the Real Estate Company financing,the company can solve the financing market,single financing channels,financial risks and other issues,the results obtained by different ways of financing cases were analyzed.The study found that: 1)the implementation of asset securitization is conducive to commercial banks to transfer the financial risk;2)the implementation of securitization in particular the introduction of PPP combined with REITS in the basis of securitization on financing mode is a kind of innovation and development of China's capital market real estate securitization of real estate as a means of financing.Help to solve the financing problem of Real Estate Company,but also improve the rate of PPP projects.3)in particular,since the increase in supervision since 2016,the financing situation of real estate enterprises is very severe,the new financing model has a significant effect.Finally according to the conclusion and put forward some suggestions: the government,in the formulation of relevant policies should consider the real estate business behavior,to issue standards and regulations to improve the real estate asset securitization products;the establishment of real estate finance specialized regulatory agencies to prevent asset securitization financing risk.In terms of enterprises,we should attach importance to the training of related professional talents in asset securitization,raise awareness of R & D investment,timely adjust financing decisions according to financing policies,and actively seek new financing ways to solve the dilemma according to their own characteristics.
