In the development period of urban construction has promoted the development of building industry and building materials industry.In this process,the energy consumption of buildings and the process of building use,including building lighting,heating,air conditioning and all kinds of buildings in the building,have a huge amount of energy consumption.In the process of building operation,the energy consumption of the building which thought human provided service is directly controlled and managed by human.Therefore,the energy consumption of building operation should be the key of building energy saving,and it is also the main task of building energy conservation in our country.Because of the particularity of building energy conservation field,there are many obstacles in the implementation of energy management of construction contract in China,such as financing difficulties and low risk defense ability.It is necessary to study or establish a new building energy saving service mechanism on the basis of a large number of practice,in order to solve the problem of the current construction energy saving service in China.This paper analyzes the energy management model of the building contract which integrates carbon emissions trading,evaluates and analyzes the priority order of energy saving units by TOPSIS method,and uses the calculation and research results of real option method to study the efficiency of the contract energy management model,which is integrated into the carbon emission trading.The new model of carbon emission trading contract energy management is better,providing reference for contract energy management company and energy use units for contract energy management,in order to promote the sustainable development of carbon emission trading in the construction field.
