| Urban wetlands are an important part of urban ecological environment and urban economic construction.It can provide urban residents with a place to relax,exercise and vacation while optimizing the city’s natural ecosystem,regulating the climate,and conserving biodiversity.Many scholars have used quantitative methods to estimate the economic value of urban wetlands for cities.However,with the continuous development of urbanization,many cities in China have serious wetland losses.As living standards improve,urban residents are increasingly paying attention to the importance of urban landscape resources,such as their willingness to pay more money or resources to get a better living environment.Many scholars have studied the relationship between urban landscape and housing prices,but there is almost no research on urban large wetlands.Therefore,this study attempts to explore the impact of urban large wetlands on housing prices.Hangzhou Xixi Wetland is the first national wetland park in China.It is well protected and receives many tourists and local residents every year.Therefore,this study takes the Xixi Wetland of Hangzhou as the research object and discusses its impact on housing prices.The housing prices data are based on the 2015 first-hand housing transaction data of Hangzhou.All characteristic variables are processed by ArcGIS for geographic data processing.In this study,the hedonic price model is used to study the influence of Xixi Wetland from three perspectives.Firstly,the differences in the proximity and accessibility of wetlands to residents’ lives are discussed.Secondly,the distance heterogeneity and azimuthal heterogeneity of housing prices around wetlands are discussed.The results of this study are as follows:(1)The proximity and accessibility of the wetlands have a significant positive impact on the price of the surrounding homes.The proximity of the wetland is an intuitive feeling between the dwelling and the wetland.The closer to the wetland,the better the quality of the wetland can be enjoyed.The accessibility of wetlands indicates the convenience of residents entering the Xixi Wetland Scenic Area.The empirical results show that residents enjoy the landscape resources while paying attention to the availability of resources within the scenic spot,both of which have a profound impact on residents.(2)The positive impact of urban wetlands on the housing prices also has spatial heterogeneity.The empirical results show that there are differences in the price elasticity of housing houses at different distance locations,and there is a decreasing trend in total,indicating that the Xixi Wetland has a greater impact on the closer houses and decreases with the increase of distance.On the other hand,there are also differences in the impact of Xixi Wetland on different orientations.This study found that Xixi Wetland had the greatest impact on residential prices in the north,followed by the west and east.It indicates that residents in the north of Xixi Wetland pay more attention to the landscape resources of Xixi Wetland. |
