China is now at a rapid stage of urbanization.With the vigorous development of the city,the amount of waste generated is rising.And it is urgent to build a number of urban solid waste disposal facilities,indicating that China has entered a large-scale construction period of urban solid waste disposal facilities.Solid waste disposal facilities can alleviate the problem of urban waste,but at the same time it also brings about the NIMBY contradiction.At the same time,rapid urbanization has also led to the rapid development of the real estate industry,but the existence of the NIMBY facilities has damaged some environmental attributes of housing in the real estate market,thus reducing the economic efficiency of the housing.This is also a important reasons of the NIMBY conflicts increasingly in the process of urbanization in China.Housing price is an intuitive and economical reflection carrier.By analyzing house price around urban solid waste disposal facilities,this paper provides a quantitative tool and a spatial analysis tool to study on the impact of waste disposal facilities on the prices of surrounding houses.This article has obtained second-hand residential housing data for central urban area,Minhang District,Baoshan District,Jiading District,Songjiang District,and Qingpu District outside the central urban area and outer ring viaduct.After doing a 5-kilometer buffer screening centered on a solid waste disposal facility,the Hedonic model is constructed on data and residential characteristics of 3933second-hand housing apartments around the main solid waste disposal facilities in Shanghai.The impact of major solid waste disposal facilities in Shanghai on surrounding residential prices is analyzed quantitatively.GIS technology is introduced.Focused on the changes in the spatial dimensions of the price of second-hand residential houses in Shanghai's typical solid waste disposal facilities,focusing on spatial changes,and combining spatial analysis with quantitative analysis of the Hedonic model.Both support and verify each other,improving the reliability of research conclusions.This article draws the main conclusions for the following points:(1)Based on the Hedonic model,the quantitative analysis of the impact of Shanghai's major solid waste disposal facilities on the surrounding second-hand housing is conducted.Taking the example of 10 major solid waste disposal facilities in Shanghai as an example:(1)Solid waste disposal facilities have a significant negative impacts on the price of second-hand housing in the surrounding area.With the other characteristic variables unchanged,as the distance from the second-hand housing to the solid waste disposal facility decreases by 1 km,the average residential unit price decreases by 5.3%.From a numerical point of view,the price of ordinary residential apartments is reduced by1390.23 yuan/m~2.(2)The semi-logarithmic model of the impact of Shanghai's major solid waste disposal facilities on surrounding residential prices based on the Hedonic model constructed in this paper.Finally there are 12 variables into the model.The distance to a solid waste disposal facility(0.276)is found to be a variable degree of influence.The side shows that the major solid waste disposal facilities in Shanghai have a strong externality impact on the unit price of the surrounding ordinary residential apartments.(3)There is a non-linear relationship between the unit price of ordinary residential apartments and the distance of solid waste facilities.As the distance between residences gradually increases,the rate of increase in residential unit prices tends to slow down.In other words,the solid waste disposal facilities will have a weaker influence on the unit price of common residential apartments.Within the 5-kilometer buffer zone,the average maximum impact distance of major solid waste disposal facilities in Shanghai was 4.41 kilometers.(2)Based on the spatial analysis technology of GIS,reveal the spatial distribution characteristics of the price of second-hand residential apartments around the typical solid waste disposal facilities in Shanghai.Taking Shanghai's two typical solid waste disposal facilities as an example to study:(1)The price of second-hand residential apartments in the 5-km buffer zone surrounding the Jiangqiao Waste Incineration Plant and the Yuqiao Waste Incineration Plant is the highest in the range of the research objects of Shanghai's major solid waste disposal facilities,but the overall price is still lower than the city's average price(56,979.63 yuan/m~2).The number of buildings is largest,one of the main reasons is that the two solid waste disposal facilities are within the outer ring of Shanghai city.(2)As far as spatial trends are concerned,due to the negative externalities of the Jiangqiao Waste Incineration Plant,the housing prices in the East and the West tends to rise,and the price of residential buildings along the north and south direction shows a positive"U"trend.Due to the negative externalities of the Yuqiao Waste Incineration Plant,the price of housing declined along the east-west direction.The distance from the solid waste facilities is larger,and the house prices along the south and north were increasing,influenced by distance variables from the CBD and sub-CBD is larger.(3)Through the interpolation analysis and the price chart of the house price fluctuation and the price contour map,we can see that the Jiangqiao waste incineration plant and the Yuqiao waste incineration plant have a certain degree of low-lying circle of prices.
