The Research On Investigating Feasibility Of Targeting Aged Customers For Tourism Real Estate Under Aging Population Issue

China has entered a stage of rapid aging at present,which creates a huge potential demand for tourism real estate;the endowment real estate system of Chinese society has not been established or far from perfect currently,and therefore a tourism real estate project for the elderly that is suitable for living and social contact of the elderly and with certain medical conditions is enormously appealing to the elderly.With the advancement of population aging,a huge number of aged people with living security and certain investing capability in Chinese society will be reluctant to live in the city any more,because the generally rapid pace of urban life and serious air pollution in China currently make the living environment for the elderly living in the city undesirable and not suitable for endowment and living.High-quality tourism real estate projects are relatively away from the city centre,locating in surrounding areas of good environment and convenient transportation with better ambient air quality and most projects have uncommon natural landscape;coupled with adaptive weather,this type of real estate is suitable for living and social contact of the elderly and thus is very attractive.Currently,some places of the country have begun trying to develop the tourism and endowment by combining the two,such as the Lianzhong mode in Zhejiang and the farmhouse foster care in Chongming Island.But relevant theories and researches are relatively scarce and the theory is behind the practice.This topic,combined with instances at home and abroad and the analysis results of the research and study,explores and analyzes the elderly adapting design of tourism real estate buildings.It reviews the existing issues of the tourism real estate buildings with the behavior characterizes of the elderly tourism endowment as a starting point by mainly aiming at the changes of endowment concepts of the elderly of our country and according to the China's national condition characteristics and the intention of the elderly.Through the study of relevant theories on the tourism estate building,it comprehensively summarizes the existing issues of tourism real estate buildings under aging background,summarizes rational and scientific design improvement methods and proposes the development direction of design of tourism real estate buildings.This article can be divided into the following five parts in general:The first part is an introduction,mainly reviewing the research background,research object,research purpose and method and the definition of aging society and tourism real estate concept,etc.The second part mainly studies the physiological and psychological characteristics of the elderly as well as their physiological and psychological needs,and analyzes the behavior characteristics of the elderly through document consulting,visiting,research and study.And the following parts will be based on the study from the physiology,psychology and behavior of the elderly.The third part summarizes the experiences of tourism real estate instances at home and abroad under the aging background,and describes the development trend of the future tourism real estate under the aging background.The fourth part outlines the results of the questionnaire survey,analyzes the site selection and the total plane layout,individual design and external environmental design for tourism real estate buildings under the aging background with the survey results and actual projects,and puts forward some corresponding design strategies.The fifth part proposes the space design strategy for tourism real estate buildings on the basis of analysis of related theory and the above research under the aging background.To Sum up,the core of this thesis is to analyze the elderly adapting issues of the tourism real estate buildings under the aging background by different research methods,summarize the design strategies by analyzing relevant theories and cases,and make due contributions to solving the challenges caused by population aging of our country currently.It may also provide a reference and help for designers to design the tourism estate buildings,having some reference value for tourism estate development investors and government decision-making and management departments.
