Identification And Optimization Of Key Node For Design Change Process Of ZYP Group

With the continuous upgrading of real estate regulation&control policy and the ever-increasing market competition,real estate enterprises need to strengthen the internal process management in order to respond to the changing market demands.Since the problems of repeated design changes,delayed delivery and insufficient quality of design changes exist in ZYQ Group,it is urgently necessary to analyze and transform the process of design changes in enterprises,including analysis and optimization of a series of design change process from the design change requirements processing,design change approval,design change execution,design change settlement payment,etc.Based on the existing design change process of ZYQ Group,this paper analyzes the issues from four aspects: changing demand processing,approval,execution and settlement by using the service blueprint technology,and analyzes the deficiencies of ZYQ Group in the design change process management.By establishing the evaluation index of running result of design process from three dimensions of time,cost and quality,and using the theory and method of ANOVA to identify the key processes in each evaluation dimension,and it is concluded that: in the quality dimension,optimize the design change requirement processing process;in the time and cost dimensions,optimize the design change approval process;in the time dimension,optimize the design change billing process.On the basis of identification of the key processes,this paper uses IDEF0 method to analyze and improve and optimize the existing key processes of ZYQ Group,and puts forward a design change process optimization scheme suitable for ZYQ Group.In order to ensure the smooth implementation of the optimization program,combined with the specific situation of ZYQ Group,this paper proposes practical and feasible process optimization safeguard measures in conjunction with the specific conditions of ZYQ Group.This study is of great significance to improve the operational effectiveness of ZYQ Group's design change process,and also has certain reference significance to other related real estate enterprises' design change process management.
