As China's population aging process continues to increase,all aspects of old-age care facilities and systems in our country are not perfect and sound.A series of questions about pensions have emerged.How to construct an old-age care model that is more in line with China's national conditions will become the most urgently needed issues to be explored and solved.Based on the older people's desire to achieve home-based care in their familiar environment and the principles of “urban double-repair” and “three-for-one industry”and other national policies,the research goal of the dissertation is to retrofit existing old residential areas.Focusing on the creation of a comfortable,safe,and appropriate community care environment for the elderly,the ageing and functional space environment with the integration of community,home and institutional pensions is the primary task.The elderly are a relatively special group,Many old people and their children live in the city are affected by factors such as traditional concepts and economic conditions,and they are reluctant to leave the familiar environment and go to social pension institutions.Most of these elderly people lived in old residential areas built in the 1980 s and even earlier in the country.At present,the status quo of these old residential areas has been difficult to support the needs of elderly people who living here for decades.It is mainly presented as a prominent contradiction between the indoor and outdoor environment,and the old-fashioned demand.Almost all the residential areas lack corresponding supporting facilities for old-age care services.The construction of buildings that are still in service and their service life is already in progress will not be in line with China's current national conditions and will cause serious waste of resources.In recent years,China has successively introduced a series of relevant supportive policies in respect of old-age care.It is the most important content to focus on and improve the quality of life and quality of living of the elderly in existing old residential areas.Therefore,it is significant and far-reaching to meet the old-age care needs of most elderly people in China at the present stage.This dissertation is based on the subject of ageing renovation and renovation of old residential buildings.It focuses on the typical family-owned areas of the old state-owned and provincial-owned companies.With the complete divestment of enterprises and living quarters,the state financially supports the transformation of the “three industries and one industry” in the family areas.And the opportunity for the unified management of the social property management platform was given,and a more in-depth study of appropriate aging was carried out in both theory and practice.The contents of the research mainly include the following aspects: First,analyze the characteristics and problems of aging in China,and sort out and refine the theories and methods of domestic and foreign housing renovation;Furthermore,based on the physical and psychological characteristics of the elderly in China,as well as on the living environment and self-needs,an extensive analysis of the formation process and historical issues of old residential areas will be conducted to analyze the adaptability and demand of the aging population in their later years,and then find the shortcomings to provide support for the later design updates and to formulate the transformation strategy and transformation method of the old residential area;among the residential areas that participated in the survey,the typical old settlements were selected,and the research on the renovation and design was carried out in accordance with the relevant national policies.Ultimately,through this study of old-age renovation and transformation strategies in old residential areas,we will draw the conclusion that studies can be replicated in the vicinity of new residential areas in other similar residential areas,even densely populated areas and new rural community to form research results that can be implemented on the ground to enable more elderly people to enjoy their old age in comfortable,safe and dignified surroundings in their familiar environment.
