With the rapid development of China’s economy and the expansion of urban scale,urban traffic contradictions and urban environmental problems are becoming more and more prominent,the construction of urban rail transit also accelerates,the location and commercial value of the orbital site are also widely concerned.At present,the research on the relationship between rail stations and surrounding land use is mainly focused on land use function characteristics,land price and housing price,and overall development intensity change characteristics,there are relatively few pertinent studies on the development intensity of commercial land around different types of track sites.Therefore,this paper takes the track site and commercial land of the central city of Nanjing as the research object,based on TOD theory and renting theory as the theoretical basis,taken mainly to quantitative analysis,quantitative and qualitative analysis of the method of combining,focuses on the study of the impact of the rail sites on the development intensity of the surrounding commercial land and the intensity of the impact on the surrounding commercial land in Nanjing,and analysis of the influence mechanism of different types of track sites.The thesis is composed of five parts.The first part is the introduction,which defining related concepts on the basis of introduce the relevant background and research purposes,determine the research focus and technical route.The second part focuses on the key points of TOD theory and renting theory,research has focused on the classification of rail stations,the impact scope of rail stations and the intensity of commercial land development around rail stations.The third part on the basis of a summary of relevant research methods,combined with the requirements for the relevant research methods basic data and the basic data conditions of this study,Pearson correlation analysis,regression analysis and GIS spatial analysis were selected as the specific analytical methods of this study.The fourth part first divides the Nanjing central urban rail station into four types: Central,residential,hub and other sites;Secondly,the influence of different types of rail stations on the intensity of the development of commercial land in the surrounding area,the intensity of influence,the intensity distribution and so on are also studied,the results show that the relevance of the track site to the development intensity of the surrounding commercial land is the central site > residential site > hub site > other sites.Among them,the impact range of the central site is 600 m,the impact range of the residential site is 400 m,and the hub site 500m;the development intensity of the commercial land around the rail site is characterized by the decline in the level of the circle,and the development intensity presents the central site,the residential site,the other type of site,the hub site.;Finally,analysis the influence mechanism of the differences.The last part is the conclusion of the thesis,which includes the main research conclusions,innovations and shortcomings of this study.
