| The rapid development of China’s construction industry has brought about a series of problems.In the traditional residential construction mode,because the building materials consumed by residential construction and energy are larger,environmental pollution problem has become increasingly prominent.In today’s green building concept of sustainable development,the original extensive development mode of construction industry no longer meets the market demand,the advantages of the industrialization of buildings and the modernization of the housing industry are becoming more and more prominent,compared with the traditional residential model,the assembly type residence basically realizes the modular,standardized,the project quality is guaranteed,the construction material wastes less,the construction period,the cost is controllable,improves the labor efficiency,reduces the security hidden trouble.Although there are many advantages of the assembly house,in practice,the development of housing industrialization has encountered a bottleneck of development.There are many factors that restrict the development of residential industrialization,such as the lack of government support,the lack of technical system,high construction cost and so on.Among various factors,this paper takes the cost factors as the starting point,select the K area as an example,the mode of valuation,were calculated with the traditional cast-in-situ prefabricated residential residential construction costs,and compares the two kinds of cost,objectively reflect the cost difference,this paper analyzes the main factors affecting the cost of prefabricated housing,and puts forward some measures to reduce the cost of prefabricated housing construction.The specific research contents are divided into the following parts:First,through consulting and sorting out recent literature on fabricated housing research,we know the development and research status of fabricated housing at home and abroad,and focus on reading the related parts of this paper.Secondly,the concept and characteristics of prefabricated residence and traditional residence are discussed,and the differences between them in construction mode are analyzed,and the cost composition of prefabricated residence and traditional residence is studied.Finally,using the case analysis method,under the assumption that the design and quality standard of the prefabricated residence and the traditional residential building are the same,the shear wall,floor and staircase members of a standard floor in the residential building of K-Residential District are calculated separately,in precast and traditional cast-in-place two construction mode of construction cost,two kinds of construction costs are compared and studied by comparative study.The prefabricated assembly rate of the standard layer is 27.07%of the residential buildings selected in this thesis,calculate the limit is within the scope of prefabricated construction mode of construction cost is 336.02 yuan/m2,traditional cast-in-situ construction mode of construction cost 264.12 yuan/m2.The construction cost under the assembly construction mode is 71.90 yuan higher than the construction cost of the traditional current construction mode.In the future,the construction cost of shear wall,floor slab and stair in two construction modes is analyzed and compared,which makes the analysis conclusion more detailed and clear.In the analysis of main factors affecting the understanding of prefabricated housing costs,mainly puts forward measures and suggestions for six point reduction of prefabricated housing construction costs,including strengthening policy guidance,the implementation of the integration of design and construction,encourage technological innovation,establish a standardized system,accelerate the scale effect,promote the formation of the market mechanism. |
