Study On Planning And Design Of Transforming Small Hotel Into Theme Hotel

With the development of the hotel industry and the upgrade of the consumption concept,the hotel market needs hotel products that are both competitive and characteristic to attract customers.Theme hotel is the product of this background,and its features such as culture,art and personalized experience are favored by the consumer market and operators.In addition,as the first-tier cities gradually pay attention to the transformation of existing assets,old-style hotel buildings have ample room for transformation which make economic,environmental and historical contributions.By analyzing relevant theories and cases,this paper studies the planning and design strategies in the process of transformation,and provides new ideas for improving the management conditions and spatial appearance of the old hotels.In the aspect of theory research,this paper emphasizes the importance of planning in the construction process.In the face of the problems of vague position,unreasonable space,similar product and backward service concept in the current economy hotels,it is necessary to follow the planning conclusion during transformation design,highlight the differentiated geographical features,and can be implemented,economy,and sustainable development.According to the transformation of the three JV theme hotels in Shanghai,this paper analyzes in detail the planning and design strategies.Through the preliminary research on the external conditions and the information related to projects,the author constructs a thematic framework and positions the project market,functions and products.Finally,the feasibility of the value benefits from multiple dimensions is verified to form a planning conclusion.Transformation design is based on the planning conclusion,fully investigate the building conditions,optimize the original layout of the function,design functional space,theme space and facade through unique materials.This paper is based on the analysis of planning and design theories and combined with the successful small and medium-sized theme hotel transformation series of practical cases.The planning and design strategies in the process of transformation are systematically studied.This paper also summarizes the comprehensive research results with universal applicability and basic concepts of small theme hotel transformation process.
