Building Information Modeling(BIM)has been applied to the whole life cycle of projects and applied by all stakeholders in foreign countries.At the same time,there are a certain degree of development in our country.At present,there are some limitations in the application of BIM in our country.The application of BIM is mostly found in the design and construction stage of construction projects.The owners represented by real estate enterprises are the bigger beneficiaries of BIM,but BIM is less applied in the whole process of project management.The purpose of this paper is to explore the obstacles of BIM application in China's real estate enterprises,to provide theoretical support for the adoption and application of BIM in real estate enterprises,and to lay a foundation for further application and promotion of BIM technology in China.The purpose of this paper is to explore the obstacles of BIM application in Chinese real estate enterprises,to provide theoretical support for the adoption and application of BIM in real estate enterprises,and to lay a foundation for further application and promotion of BIM technology in China.On the Basis of Innovation Diffusion Theory,my thesis takes the five technological characteristics which have more than 50%impact on the adoption rate of innovation as screening index of barrier factors.Through literature review and expert interviews,18 barrier factors of BIM technology application in China's real estate enterprises are identified,and then a questionnaire is designed according to the above barrier factors.After the small-scale trial distribution,a formal survey was conducted for the practitioners in the real estate industry.After factor identification and data collection,data analysis was carried out.Firstly,sample selection,then by descriptive statistical analysis,the scores of 18 obstacle factors were ranked,and the relationship between the importance of factors was obtained;Secondly,common factors are extracted by Exploratory Factor Analysis.After two rotations,three common factors,constructive,sustainable development and maneuverability are obtained.Finally,based on Structural Equation Model,the initial models of three common factors,regulatory variables(Enterprise scale)and BIM application barriers are constructed,and the hypotheses are put forward and verified.The results show that the deficiencies of constructive,sustainable development and maneuverability all have significant impact on BIM application barriers.The enterprises scale has no regulatory effect,and the constructive deficiencies have the most significant positive impact on BIM application barriers.Therefore,in order to promote the application of BIM technology in real estate enterprises,enterprises can promote the application of BIM from three aspects:increasing the constructiveness of BIM,developing the sustainability of BIM and enhancing the maneuverability of BIM,and the same effect can be achieved regardless of the scale of enterprises.
